July 2014 Median Home Prices for Redondo and the South Bay

July 2014 saw some big numbers in terms of both number of homes sold as well as median prices.  Redondo Beach had 97 sold homes at a median price of just under $1,000,000 which is a pretty significant number for this coastal community.  Most other South Bay cities also saw some significant year over year increases in prices with the exceptions being Torrance, Marina Del Rey and Playa Del Rey.  To see the actual homes sales in each city visit our recent home sales price and information site.

February 2014 Home Sales in Redondo Beach and the South Bay

With inventory remaining low throughout most of the South Bay, the volume of sales continued to be lower than normal, but certainly not due to a lack of demand. August Home Sales Show Big Numbers in the South Bay

The South Bay saw big numbers in August 2013 with impressive increases in both median home price and the number of sales in many of the local communities.   Hermosa Beach posted some of the most impressive numbers with 30 closed sales in this small beach community and a median home price of over $1.2M.    “This is a big number but it’s especially impressive as it’s a 40% increase over median home prices in Hermosa Beach in August of 2012” according to Hermosa Beach realtor Keith Kyle.  Other cities enjoyed significant gains as well. Home Sales On the Rise in the Beach Cities

May 2013 was a big month for both the number of home sales and prices in the cities of Manhattan Beach, Hermosa, Redondo Beach and El Segundo.  Both the number of sales and home prices were on the rise.  The chart below paints a pretty clear picture that the number of homes for sale, as well as pending sales and closed home sales is on the rise.  According to local real estate expert Keith Kyle, “as we see the inventory of new listings rise we should start to see the return of a balanced market.   We had a very unusual turnaround in which we went directly from a buyers market to a sellers market and never really reached an equilibrium.”

Want to Know Why You Can’t Find a South Bay Home?

If you’re like many South Bay home buyers, you’re probably experiencing the frustration that so many others are….there are no homes to buy.  With this incredibly low inventory the few homes that do come on the market don’t last more than a few days and often sell for prices that would have been a major challenge just a few months ago.  It might be temporary, but back are the days of multiple offers, conditions favorable to the sellers, offers over the list price and a number of cash buyers to compete with.  Inventory just keeps going down with fewer and fewer available homes to by.  If it’s hard to picture just what’s happening the chart below couldn’t be clearer.  The light green bar shows the number of active homes for sale in the cities of El Segundo, Gardena, Harbor City, Hawthorne, Hermosa Beach, Lawndale, Lomita, Manhattan Beach, Palos Verdes Estates, Palos Verdes Peninsula, Rancho Palos Verdes, Redondo Beach, Rolling Hills, Rolling Hills Estates, San Pedro, Torrance.  The teal columns show sold homes and the red bar shows the pending home sales.

South Bay Median Home Prices on the Rise

Year over year median home prices increased in most South Bay cities for September 2012.  12 of the 18 cities we track saw increases in median prices from September of the previous year.  Manhattan Beach real estate along with Hermosa and Torrance saw double digit increases while Redondo Beach had an increase in home values of only 1%.
