Ultra Hot Market in the Golden Hills

It seems that just about every market in the South Bay is absolutely on fire, but the Golden Hills area of Redondo Beach is reaching prices that would have seemed laughable a year ago. Although we’re only 2 months into 2018 we have already seen two homes with less than 1400 feet (on the standard 25×100 foot lots) sell for over $1,000,000. In addition it’s starting to appear that the standard 1900ish square foot “tall and skinny” homes that are so frequent in the neighborhood are now quickly topping $1.1M.  See the pros and cons of the homes in the Golden Hills.  See below for information on the recent sales and listings in the Golden Hills, view the current Golden Hills homes for sale or sign up for free listing alerts to be notified when a new home hits the market.

Big Home Sale in the Golden Hills – 1107 Goodman

One of the recent sales that represented a very big number for North Redondo and the Golden Hills was the sale at 1107 Goodman.  Listed for $1,890,000 the home quickly sold at full price after just 5 days on the market.  Sitting on an oversized, 5,215 foot, lot (more than double the normal lot in the area) this was brand new construction and something very hard to duplicate in this neighborhood.  Listed by Aaron Klapper of Strand Hill Christies International this was definitely a trophy house.  Per the listing description:

Welcome to this spectacular, brand new contemporary craftsman home in the heart of Golden Hills. The living room invites you in with soaring ceilings, lots of windows, and the first of three stunning stack-stone fireplaces. The open concept leads to the formal dining area, perfect for warmly entertaining family and friends. There’s an elegant powder room, and guest suite with built-in closet cabinetry and en-suite bathroom. Moving towards the rear of the home, the stylish kitchen has a large center island with quartz counter-tops, prep sink, and drawer microwave. The deep stainless steel farmhouse sink, soft close drawers, Thermador six burner stove and hood, butler’s pantry, walk-in pantry, and breakfast nook lend to this kitchen being as functional as it is chic. The comfortable family room with fireplace has large sliding glass doors that effortlessly lead to the peaceful back yard, creating that indoor/outdoor lifestyle you crave. Head upstairs to find the serene master suite with vaulted ceiling, fireplace, multiple closets, and large sunny balcony. The luxurious master bathroom has a contemporary soaking tub, large rain shower, and skylight. It’s a challenge to find single family homes in North Redondo

For buyers looking for single family homes in North Redondo Beach they really have two options.  The Golden Hills area which is primarily made up of long and narrow homes we call “tall and skinnies”, the TRW tract which is a bit further east but offers a charming neighborhood setting with smaller homes on larger lots, and a pocket in the southeast corner called El Nido.  But in between the two neighborhoods sits a pretty large area and single family homes are hard to find.

One of the reasons is that the lots are often large enough for a duplex, triplex or multiple townhomes.  If there’s a smaller single family home on the large lot, it often gets sold to a builder that will knock it down and replace it with multiple townhomes.  It’s not the greatest way to keep things charming, but makes financial sense for the seller and buyer.

If your Redondo Beach home search is focused on north Redondo single family homes, you’re generally limited to the areas in red on the below map.  Contact us for more information or to search the homes for sale in the area.

Can the real estate market in the Golden Hills Support this price?

By Keith Kyle1637 Armour Lane

**Update** The home was recently reduced from $1,050,000 to $999,000 but is still active and for sale.

We recently sold the home at 1637 Armour in the Golden Hills of Redondo Beach for what, at the time, was a very big number of $885,000.  We had 9 offers and the demand was pretty unbelievable.  It was a fairly rare situation in the Golden Hills as it was a smaller house at 1048 sq feet but it was all a single level and had a 4,100 foot lot.  The typical lot in the Golden Hills is 2500 so this is a unique piece of property.  The home sold in May of 2016 and is now back on the market for an unheard of $1,050,000 just months later.  To our knowledge there were no upgrades done since they purchased.

Will the market possibly bear this price?

Only time will tell.

We're sorry, but we couldn't find MLS # WS16707161 in our database. This property may be a new listing or possibly taken off the market. Please check back again.
