King Harbor Boat Parade is Coming in Redondo Beach

Presented by the King Harbor Yacht Club, the annual holiday boat parade is just around the corner.

The annual holiday boat parade is a family friendly way to celebrate the holidays….Redondo Beach style.  Starting at 4:30 on Saturday, December 10th the “star spangled holiday” features bleacher seats, food, hot cocoa and lots and lots of beautifully decorated padders, boats and yachts.

Redondo Beach Boat Parade Happens this Weekend in King Harbor

Two of the cooler things in Redondo Beach is the very tight community and of course the ocean.  What better way to combine the two than the annual boat parade in King Harbor.  Come and see this unique tradition with boats decked out in lights, paddleboarders, outrigger canoes, Santa and more.  The boat parade is happening on Saturday December 12 with the paddleboard parade at 4:30 and the boat parade beginning at 5:45.  They’ll have bleacher seating in Moonstone Park (see map below) and food trucks will be there starting at 3:30.  How can you go wrong with boats, sunsets, food, and the holidays!

What’s the Difference Between North and South Redondo Beach?

When most buyers come to me they know that they’re interested in Redondo Beach, but don’t know much about the various parts and the differences in the neighborhoods.  While there are a number of different neighborhoods and real estate “areas” the big distinction is between North Redondo and South Redondo.

So what’s the difference?

The physical dividing line between the two is 190th Street and Anita, but in reality the differences are much more than just the separation of the street.  The “feel” of North Redondo and South Redondo are the most significant difference.  North Redondo sits east of Manhattan Beach and Hermosa Beach with no beach to call it’s own, while South Redondo has the prototypical “beach” feel and incorporates the areas of King Harbor, Redondo Beach, the Redondo pier and the beachfront street of the Esplanade.

North-South-Redondo-Beach-MapBoth north Redondo and South Redondo have a variety of housing options ranging from condos to mansions and everything in between, but when people often think of “Redondo Beach” they think of oceanfront and oceanview homes and those are only found in South Redondo.

The tradeoff is home prices and values.  In general, homes in South Redondo are more expensive and more valuable than similar homes in North Redondo, and it’s really all about the proximity to the beach, and the “beach” feel. While condos are a bit rarer in North Redondo, home prices generally start in the mid $500,000 for a smaller condo or townhome up to well over $1,500,000 for a larger home on a larger lot.  Home values can start in the mid $300,000 for a condo in Brookside Village and can reach to over $10,000,000 (which is very rare) for one of the few oceanfront estate style homes on the Esplanade.

Recent Home Sales in South Redondo Beach CA

January saw 20 home sales in South Redondo Beach which is relatively typical of this time of year.  Due to the holidays many homes are either pulled from the market or don’t sell in December, keeping the sales number down.   The lowest priced home sold, a 2 bedroom condo in Brookside Village, sold for $417,000 with the highest sale of the montha 1929 built, but restored and updated, single family home on Avenue A.  To see home sales in other areas of Redondo Beach, other cities, or other months, visit our South Bay home sales information page.  The inventory has gone up slightly and you can view the current homes for sale in South Redondo Beach on our updated MLS and current listings page.

Where Have all the Ocean Front and Ocean View Condos Gone?

Although the housing inventory has been low in Redondo Beach for almost 2 years now, the market for and ocean view Village condos is almost non-existent. Popular condo complexes such as The Village, the Seascape buildings, and various oceanfront buildings on the Esplanade are nowhere near the normal inventory levels. According to realtor Keith Kyle, “It’s really been months since there’s been anything new. There are currently a few places that have been on the market for some time now, but the few new listings, if priced anywhere near where they should be, disappear quickly.”

“These homes offer the iconic South Bay beach lifestyle and are are highly sought after, often by professionals that travel extensively, local retired or semi-retired people looking for that vacation beach feel, or those priced out of nearby townhomes and single family homes.”

The inventory has continued to drop to nearly a trickle with only 2 condos on the market as of this writing.  Both are in the Seascape buildings behind King Harbor and the Redondo Pier area.  The homes often offer the real feel of living on vacation as many have great views and some offer terrific amenities.

 

Lobster Fest in Redondo Beach September 26-28 2014

Hosted by the Redondo Beach Chamber of Commerce & Visitors Bureau, the Redondo Beach  Lobster Festival is a great event for the whole family.  With activities for the kids, live entertainment for the parents and delicious Maine lobsters for to all, you’re sure to have fun.  Plus, there will be arts and crafts booths and other local vendors offering their wares.  Tickets are available online at www.lobsterfestival.com.

One of the highly anticipated events of fall is the annual lobster fest held at the Seaside Lagoon in King Harbor.  The event is certainly focused on food, and they’re plenty of that, but also has a variety of craft beers, local  crafts, music and more.  Tickets can be purchased in advance and the admission fee allows you to enter the festival without purchasing lobster meals so you can enjoy the live music, shows, entertainment, vendors, and seaside location overlooking the Redondo Beach Harbor.

Rat Beach Bike Tour

The Rat Beach Bike Tour, sponsored by the Rotary Club of South Bay, will be held on Saturday, September 27, 2014 with three great rides to choose from, a Metric Century (62 miles), Metric Half Century (31 Miles) and a Metric Quarter Century (15.5 miles), starting from a new location at Seaside Lagoon in Redondo Beach. This year the RAT RIDE is partnering with the Redondo Beach Lobster Festival and will offer riders even more opportunities with free admission into the Lobster Festival for lunch and a huge party at the end of the ride!Stand Up Paddle Board Lessons
