It would seem that Ocean Plaza, located at 531 Esplanade, is having a selling frenzy with 4 separate condos for sale.  Due to zoning, South Redondo Beach offers some of the only high rise style buildings in the South Bay and Ocean Plaza is the tallest.  The building features a pool and spa, club house style room, top floor workout room and most condos have big ocean views.  Take a video tour of the oceanfront condos of the Esplanade in Redondo Beach.  Although the Ocean Plaza building sits ocean front, most units are on the sides of the buildings with balconies angling towards the beach.  In general the higher the floor, and further west in the building means bigger views.

Home Spotlight – 717 Esplanade in Redondo Beach

Sometimes spectacular homes don’t sell.  That’s usually due to them being overpriced, but that still doesn’t make the 717 Esplanade Redondo Beachhomes any less cool.  This weeks spotlight home is located oceanfront in Redondo Beach on at 717 Esplanade.  The home is magnificent in just about every way with a higher elevation than anything comparable on the Strand in Manhattan Beach and Hermosa Beach and an oversized lot of over 11,000 feet allowing the home to be very large at over 7000 feet while still having incredible outdoor areas with a patio and a pool (not to mention the beach and ocean are only 40 feet away?) With 4 bedrooms and 6 1/2 baths the spaces are large with tremendous views of course.

Having said all of that the home was originally listed at $14,250,000 in May of 2013!  That’s a long time on the market in any circumstances but given that the past two years have possibly been the hottest since 2006 with prices skyrocketing and demand at an all time high, it’s pretty clear that even at the current price of $12,999,999 it’s still sitting.  If this home were in Manhattan or Hermosa it likely would have sold prior to it being listed, but the reality is that it’s not in Manhattan or Hermosa.  It’s a spectacular house in and even more spectacular location but given the highest previous number was $8.1M and that was for a 21,000 foot lot it’s still a reach, but who knows….with the asking price for the oceanfront condos at 1500 Esplanade being $4,000,000 and up, values are getting more in line with 717 Esplanade all of the time.

1500 Esplanade Oceanfront Condos Now on the MLS

For months now we’ve seen the construction happening at 1500 Esplanade.  These oceanview condos are ideally located on the Esplanade with stunning views stretching from Palos Verdes and Catalina to Malibu. Sitting on the east side of the Esplanade, they offer unblocked and unblockable views.   Realtors and buyers were eagerly awaiting the final product but unfortunately the developer had decided that he would only deal directly with buyers and did not want buyers to have their own representation.  While several units are already sold, Redondo Beach and Palos Verdes from the Esplanadethat strategy has taken an obvious turn as 4 of these condos are now active on the local MLS.  The units range between 3000 ft and 32oo feet and offer either 3 bed/3 bath or 4 bed 3.5 bath.  Currently the units are priced at $4,000,000.  Contact us for more information or to set up a showing of these beautiful homes.

Redondo Beach’s House of Mirrors

The saying goes, those who live in glass houses….what about those that live in mirror houses?

I’ve seen many houses in my day and haven’t always agreed with the sellers choices but I recently saw a house unlike2015-10-15 13.36.32 anything I’d seen before.  The home, located at 606 Esplanade #1, is a front unit townhome with great ocean views, an ideal location, and loads of potential….but…..

In it’s current state it’s more like a carnival fun house than something you mirror housewould expect in a beach house.  From the moment you walk in you are surrounded by mirrors.  Every wall, every closet, every corner is mirrored. You can’t walk into a bathroom or bedroom without seeing yourself reflected on every surface of the room.  It’s truly incredible and just a little dizzying.

Although it probably wouldn’t take much to turn the home into something fantastic, it’s hard to notice anything other than your reflection with the current situation.  I’ve seen mirrors added to beach homes to reflect the views, or add some light, but when every 2015-10-15 13.34.44surface is mirrored its like being in a carnival funhouse.

It’s not hard to see why the listing agents chose to only post one picture as it might be impossible to get any pictures without the photographer’s reflection…hundreds of times.  In general the home has great potential.  The rooms are large, it offers a great ocean view, the kitchen living room have great light with sit down ocean views, but at the moment between the mirrors and the price, it’s going to be a tough sell.  View more information on 606 Esplanade #1 in South Redondo Beach

Building Spotlight – Oceanfront Living at the Sand Castle – 615 Esplanade

Located oceanfront at 615 Esplanade, the Sand Castle represents the prototypical beachfront condo in Redondo Beach.  Consisting of two separate buildings, one truly oceanfront and the other sitting above and behind, the Sandcastle offers some incredible views and all that comes along with oceanfront living.  Dazzling sunsets, whales and dolphins out front, cool ocean breezes and that wonderful smell of the ocean.

Built in 1971, the Sand Castle definitely shows some signs of aging as it’s constantly subject to the salty spray but as it’s block wall construction it’s a very rugged feeling building and  the location just can’t be better.  The Sand Castle has 96 units, with the majority being 1 bedroom/1 bath and 719 square feet.  The layout of these units is long and The Sand Castle Redondoskinny with the bedroom furthest east, kitchen in the middle and the living room facing the ocean.  This makes for some truly spectacular views, even from the kitchen.  Due to the block wall construction, many of the units have a rather industrial feel but some have been updated considerably.  The one bedroom units can range from the low $600,000s to …..depending on the location.  The front

building enjoys incredible oceanfront views from every level.  The rear building has partial views (horizon only) on the 5th floor (technically the first floor of the rear building) and the 6th floor (again technically the 2nd floor of the rear building) had bigger views but the sand and wave views are blocked by the front building.

The top floor of both the front and rear building offer a larger layout with 1 bed plus a large loft and 2 bathrooms.  Due to the very high ceilings they offer a sense of space that far exceeds the actual additional square footage.  The size of the units isn’t entirely clear with some units larger than others and the tax records not being completely accurate.  The layout is generally the same as the one bedroom with the addition of the stairs and loft.

HOA dues vary somewhat but as of this article they were a bit under $400 a month.  The Sand Castle does not have a pool or spa, but there is a pretty great place to swim directly in front.
