In the Redondo Beach real estate market, where inventory is extremely low, one oceanfront building is certainly bucking the trend.  The Ocean Plaza, at 531 Esplanade in South Redondo Beach currently has 5 condos for sale…all with great ocean views.  Although the building sits ocean front, the bulk of the condos are on the side and the views can vary depending on the floor and how far east in the building the home sits.  Generally the higher the floor and higher the unit number the better.  See a video overview of the ocean front condos of the Esplanade.

Redondo Beach’s House of Mirrors

The saying goes, those who live in glass houses….what about those that live in mirror houses?

I’ve seen many houses in my day and haven’t always agreed with the sellers choices but I recently saw a house unlike2015-10-15 13.36.32 anything I’d seen before.  The home, located at 606 Esplanade #1, is a front unit townhome with great ocean views, an ideal location, and loads of potential….but…..

In it’s current state it’s more like a carnival fun house than something you mirror housewould expect in a beach house.  From the moment you walk in you are surrounded by mirrors.  Every wall, every closet, every corner is mirrored. You can’t walk into a bathroom or bedroom without seeing yourself reflected on every surface of the room.  It’s truly incredible and just a little dizzying.

Although it probably wouldn’t take much to turn the home into something fantastic, it’s hard to notice anything other than your reflection with the current situation.  I’ve seen mirrors added to beach homes to reflect the views, or add some light, but when every 2015-10-15 13.34.44surface is mirrored its like being in a carnival funhouse.

It’s not hard to see why the listing agents chose to only post one picture as it might be impossible to get any pictures without the photographer’s reflection…hundreds of times.  In general the home has great potential.  The rooms are large, it offers a great ocean view, the kitchen living room have great light with sit down ocean views, but at the moment between the mirrors and the price, it’s going to be a tough sell.  View more information on 606 Esplanade #1 in South Redondo Beach

Building Spotlight – Oceanfront Living at the Sand Castle – 615 Esplanade

Located oceanfront at 615 Esplanade, the Sand Castle represents the prototypical beachfront condo in Redondo Beach.  Consisting of two separate buildings, one truly oceanfront and the other sitting above and behind, the Sandcastle offers some incredible views and all that comes along with oceanfront living.  Dazzling sunsets, whales and dolphins out front, cool ocean breezes and that wonderful smell of the ocean.

Built in 1971, the Sand Castle definitely shows some signs of aging as it’s constantly subject to the salty spray but as it’s block wall construction it’s a very rugged feeling building and  the location just can’t be better.  The Sand Castle has 96 units, with the majority being 1 bedroom/1 bath and 719 square feet.  The layout of these units is long and The Sand Castle Redondoskinny with the bedroom furthest east, kitchen in the middle and the living room facing the ocean.  This makes for some truly spectacular views, even from the kitchen.  Due to the block wall construction, many of the units have a rather industrial feel but some have been updated considerably.  The one bedroom units can range from the low $600,000s to …..depending on the location.  The front

building enjoys incredible oceanfront views from every level.  The rear building has partial views (horizon only) on the 5th floor (technically the first floor of the rear building) and the 6th floor (again technically the 2nd floor of the rear building) had bigger views but the sand and wave views are blocked by the front building.

The top floor of both the front and rear building offer a larger layout with 1 bed plus a large loft and 2 bathrooms.  Due to the very high ceilings they offer a sense of space that far exceeds the actual additional square footage.  The size of the units isn’t entirely clear with some units larger than others and the tax records not being completely accurate.  The layout is generally the same as the one bedroom with the addition of the stairs and loft.

HOA dues vary somewhat but as of this article they were a bit under $400 a month.  The Sand Castle does not have a pool or spa, but there is a pretty great place to swim directly in front.

What’s the Difference Between North and South Redondo Beach?

When most buyers come to me they know that they’re interested in Redondo Beach, but don’t know much about the various parts and the differences in the neighborhoods.  While there are a number of different neighborhoods and real estate “areas” the big distinction is between North Redondo and South Redondo.

So what’s the difference?

The physical dividing line between the two is 190th Street and Anita, but in reality the differences are much more than just the separation of the street.  The “feel” of North Redondo and South Redondo are the most significant difference.  North Redondo sits east of Manhattan Beach and Hermosa Beach with no beach to call it’s own, while South Redondo has the prototypical “beach” feel and incorporates the areas of King Harbor, Redondo Beach, the Redondo pier and the beachfront street of the Esplanade.

North-South-Redondo-Beach-MapBoth north Redondo and South Redondo have a variety of housing options ranging from condos to mansions and everything in between, but when people often think of “Redondo Beach” they think of oceanfront and oceanview homes and those are only found in South Redondo.

The tradeoff is home prices and values.  In general, homes in South Redondo are more expensive and more valuable than similar homes in North Redondo, and it’s really all about the proximity to the beach, and the “beach” feel. While condos are a bit rarer in North Redondo, home prices generally start in the mid $500,000 for a smaller condo or townhome up to well over $1,500,000 for a larger home on a larger lot.  Home values can start in the mid $300,000 for a condo in Brookside Village and can reach to over $10,000,000 (which is very rare) for one of the few oceanfront estate style homes on the Esplanade.

A Number of Condos Listings Hit the Market in Seascape One Redondo Beach

There’s been a definite lack of inventory in the world of ocean view and ocean front condos in Redondo Beach over the past 18 months.  Prices have risen dramatically as inventory dipped to record lows and demand for the “vacation” style feel of complexes such as the Seascape buildings, The Village and condos on the Esplanade have continued to grow.  At least in one complex there’s been a higher than usual Seascape One Redondo Ocean View Condosnumber of homes coming on the market in recent days.  Seascape One is located in the 200 block buildings of The Village (which is unusual in itself as it’s actually on Catalina).  As of July 18th there are 3 units for sale in Seascape One.  Of the 3 2 offer a interior garden view (this is the only Seascape or Village building offering interior facing units) and one offers some pretty significant ocean and harbor views.  Built in 1978 the condos are fairly ideally located just behind King Harbor and walkable to the pier, the beach, and the shops and restaurants of the King Harbor area.

Recent Home Sales in South Redondo Beach CA

January saw 20 home sales in South Redondo Beach which is relatively typical of this time of year.  Due to the holidays many homes are either pulled from the market or don’t sell in December, keeping the sales number down.   The lowest priced home sold, a 2 bedroom condo in Brookside Village, sold for $417,000 with the highest sale of the montha 1929 built, but restored and updated, single family home on Avenue A.  To see home sales in other areas of Redondo Beach, other cities, or other months, visit our South Bay home sales information page.  The inventory has gone up slightly and you can view the current homes for sale in South Redondo Beach on our updated MLS and current listings page.

And then there were 4 – New Listings on the Ocean Front Street of Paseo De La Playa

In this market with very low inventory and many homes selling the minute that they hit the market, it’s very unusual to see 4 homes for sale on the most sought after street in the Hollywood Riviera.QN-wide

The 4 homes for sale sit on the oceanfront street of Paseo De La Playa, just above Torrance Beach.  Many residents know the street as it offers great views and is a favorite of cyclists heading up to Palos Verdes.  2 of the homes, the palatial gated estate located at 433 Paseo De La Playa, and 617 Paseo De La Playa are on the west side of the street meaning unblocked and unblockable views of the ocean, Palos Verdes, and the coastline all the way to Malibu.  The primary reason they are still available is the pricetag with the sellers asking $16,000,000 for the home at 433 and the the home at 617 listed for $4,495,000 which is considerably higher than the most recent sales of similar homes.

The remaining 2 homes are fairly new to the market as of January 6th.  Both sit on the east side of the street so they offer minimal coastline views but are still ideally located with a short walk or bike ride to the beach and the Riviera Village.  The home at 630 Paseo De La Playa is a rather pricey $1,888,888 for 1325 square feet and minimal views.  It’s market as a potential site for a 2 story dream home but as the home is in the Torrance hillside overlay area that might be a very tall task.  The home for sale at 528 Paseo De La Playa is a bit more appropriately priced with almost 1800 square feet.

 

Where Have all the Ocean Front and Ocean View Condos Gone?

Although the housing inventory has been low in Redondo Beach for almost 2 years now, the market for oceanfrontRedondo Beach condos for sale Esplanade and ocean view Village condos is almost non-existent. Popular condo complexes such as The Village, the Seascape buildings, and various oceanfront buildings on the Esplanade are nowhere near the normal inventory levels. According to realtor Keith Kyle, “It’s really been months since there’s been anything new. There are currently a few places that have been on the market for some time now, but the few new listings, if priced anywhere near where they should be, disappear quickly.”

“These homes offer the iconic South Bay beach lifestyle and are are highly sought after, often by professionals that travel extensively, local retired or semi-retired people looking for that vacation beach feel, or those priced out of nearby townhomes and single family homes.”

Seascape-1-PoolThe inventory has continued to drop to nearly a trickle with only 2 condos on the market as of this writing.  Both are in the Seascape buildings behind King Harbor and the Redondo Pier area.  The homes often offer the real feel of living on vacation as many have great views and some offer terrific amenities.
