Finally a new Listing In Fusion South Bay

It’s been a while since there was a home for sale in Fusion in the South Bay, the gated townhome community in the Hollyglen area of Hawthorne. Fusion-South-Bay Ideally located just east of Manhattan Beach, it’s is a fantastic alternative to Redondo, Manhattan and El Segundo.  Prices would be exponentially higher if it were located just across the street, but the location still offers residents easy access to the active South Bay lifestyle with the beach, dining, shopping and more close by.

The current unit for sale is a “C” floorplan (see our video walkthrough of a different Fusion C townhome for a sense of the layout) which offers a very open kitchen/dining/living room areas with 2 bedrooms and laundry upstairs. The C floorplan also offers a 2 car attached garage.  The ammenities of the complex include pool and spa, small playground, half basketball court and various exercise stations.

Located at 5406 W 149th Place unit #18, (see Fusion South Bay map) it is priced at $499,000 which, in our opinion, is low and would be a good deal for the buyer that purchases the home.  Square footage is listed as 1,110 by listing agent Young Kim of Landmark, but in our experience the square footage is actually larger when measured.

Palos Verdes Real Estate Explained

Real estate on the Palos Verdes peninsula isn’t always easy to figure out. When people say Palos Verdes, or PV, it’s not always clear just what they’re talking about. With 4 different cities (really 5 if you include the unincorporated area that is actually called Palos Verdes Peninsula), multiple real estate areas often including more than one city, the entire area serviced by the Palos Verdes Unified School District, various zoning issues including equestrian areas and vastly different areas and neighborhoods (not to mention distinct climates)….how is one able to get a handle on the area?

The pink sections show Palos Verdes Estates and the corresponding real estate numbers used by realtors to break the areas down into similar real estate neighborhoods.  The orange areas show Rancho Palos Verdes which had an abundance of very distinct areas and neighborhoods.  The purple shows Rolling Hills Estates, green represents Rolling Hills (gated community with very large lots) and the yellow is the small pocket of Palos Verdes Peninsula.

1800 PCH – Small Town Community Charm in Unique Redondo Neighborhood

One of the more unique communities in Redondo Beach and the South Bay is located at 1800 S Pacific Coast Highway.  It is a relatively new complex with more updated finishes and layouts but what makes it unique is the setting above and what’s below.  The community sits above retail and restaurant areas with a huge subterranean parking garage below.  The parking is split between guest use and resident use (with the resident parking behind a gate).

The main level consists of individual detached homes (technically townhomes) arranged among colorful gardens, brick walkways, gazebos and more.  Designed to offer the  true community feel of the beach communities of the 40’s and 50’s, each home has a unique look but all share a similar Cape Code styling to give the community a sense of uniformity, while offering a level of individuality not found in most planned unit developments.

Residences at 1800 S PCH in Redondo BeachThe complex has 98 homes ranging from 3 bed/3 bath with 1,497 square feet to 4 bed/3 bath homes with 1,836 square feet and many options in between.   See the complex map.   Other than the slightly odd parking situation, which feels more like a condo than townhomes, this is one of my favorite complexes in the South Bay.  Residents seem to love the neighborhood feel and location not to far from the ocean and walkable to Riviera Village.   As part of Redondo Beach, the residences also attend Redondo Unified School District and offers fantastic and highly ranked schools K-12.

Recent prices have ranged from the high $600,000 to the mid $700,000s.

Adams-MiddleGood schools are the cornerstone of good communities, and nowhere is that more true than in Redondo Beach and the South Bay.  One of the most common reasons home buyers give for wanting specifically to be in Redondo Beach is for their kids to be part of this nationally ranked award winning school system.  Redondo Beach schools have ranked as one of the top districts in the country.  While any test scores in the 900 is a tremendous accomplishment, Redondo schools generally far exceed those numbers on a regular basis.

South Bay schools do it again with outstanding API scores for 2012.  Many of the area schools that have seen impressive test scores the past few years continued that trend with some other local schools improving significantly.   Redondo Beach, Manhattan Beach, Hermosa Beach and Palos Verdes schools continued their award winning performances.  Redondo Beach Unified saw every elementary school exceed 900 scores for the first time with big improvements at Beryl Heights, Birney and Madison.  Only Jefferson dropped slightly but had been the top performer for several years.

The top elementary schools in Manhattan Beach were Grandview Elementary and Robinson Elementary each with incredible scores of 970.

Torrance saw 8 elementary schools exceed the 900 mark.  The scores really do indicate just how strong our local systems are with great teachers and parent participation.  Congrats to all of the schools and students.
