Redondo Housing Inventory Stays Low…So Where are the New Listings?

As a Redondo Beach realtor who has been doing this a while, I’ve come to expect a nice increase in houses for sale in mid to late January. As the holidays wrap up, football season ends, and everyone gets back to work, we generally see a nice increase in homes that hit the market. It can often set the tone for much of the year as and abundance of homes early in the year often seems to stabilize the market one way or another. Unfortunately 2015 hasn’t seen that increase as the number of active homes for sale continues to go down at a time when the homes for sale should be going up. It’s still early enough that sellers may yet be holding off for a week or two to put their homes on the market and it would be welcome relief for the home buyers sitting and waiting.

The chart below shows the number of homes for sale represented by the light green bar. As of January 29th there are only 88 homes for sale in all of Redondo Beach.

El Camino Village a Great Alternative For South Bay Home Buyers

For many home buyers searching in Redondo Beach and Torrance, finding a single family home in their price range is often not possible.  An alternative to these more expensive areas is a small community locally known as El Camino Village, located near the El Camino City College.  The community name is somewhat made up as it actually consists of 2 different cities, Lawndale and Gardena, but has helped create a nice community feel not shared with some other areas of the same cities.  El Camino Village is a bordered by Prairie to the west, Marine to the north, Manhattan Beach Blvd to the south and Crenshaw to the east.

What makes the area fairly unique is that zoning only allows for single family homes and with elementary schools located within walking distance, the area has a very nice look and feel.  The Lawndale and Gardena neighborhoods do not actually connect and are divided by an aquaduct with the Lawndale side having a bit more of a uniform feel and home values being slightly higher.

Home prices have risen rapidly in 2014 with the smaller 3 bed/1 bath homes starting in the low to mid $400’s and larger or upgraded homes quickly reaching into the mid $500’s.

Hollyglen Real Estate Not Much of a Secret Anymore

I’ve often told my clients that Hollyglen, a small pocket of Hawthorne that sits west of the 405 and north of Rosecrans, is a great alternative to Redondo Beach and Torrance.  It’s long been somewhat of a secret and even locals hadn’t heard of it.  One of the key things that changed that was the advent of the Wiseburn School District, a highly rated charter school system with very high test scores and some of the nicest campuses in all of the South Bay.

I’ve always liked Hollyglen as it has a very “West Torrance” type of feel with tree lined streets, homes that are well kept and updated, schools and parks within walking distance and a somewhat private feel due to the location.  Another aspect that makes it even more appealing is the proximity to freeways, major employers including Mattel, Chevron, Northrup and a number of other aerospace companies.

Recent home prices indicate that the secret is clearly out.  What had recently been a lower priced alternative to Torrance and even north Redondo, now is priced at similar numbers.  Recent sales show that the target prices for sellers is around $700 for an entry level single family.  There are occassional “deals” but those often receive multiple offers and end up well over list price.

Most homes in the neighborhood range between 1100 sq ft and 1400 sq feet with 3 bedrooms and 2 baths.  Most have been nicely updated but still have that original beach bungalow charm.

Looking for single family home on a large lot….TRW in North Redondo

One of my favorite areas in North Redondo Beach is known as the TRW tract.  It’s named this as it’s nearby the form TRW building that graces the skyline of the South Bay (it actually is the skyline) nearby Manhattan and Redondo Beach.  The building is now Northrup Grumman but the name given to the neighborhood long ago remains the same in local real estate circles.  Many engineers from TRW originally lived in the neighborhood which is the reason for the name.

What makes this specific part of Redondo Beach unique is a combination of large lot sizes and zoning that generally only allows for single family homes.   This zoning, along with numerous streets with only one way in, gives the area a very family friendly community feel with parks and schools within walking distance (as well as work for some Northrup employees).  In addition most homes are still “reasonable” sizes for the lots with minimum “mansionization” that’s overwhelmed some nearby areas.   The TRW tract has still retained it’s 1940’s type coastal charm.  Contact us to view the current listings or for more information or visit the daily listing update page to have us do the searching for you.

Is the world of short sales and REOs a little fishy…or is it just me?

Unfortunately, I realize that we are in a profession in which ethical standards do not mean much to everyone. Fortunately being in a high end market in Redondo Beach CA, the bulk of the realtors that I work with and encounter are very professional and seem to put their clients needs ahead of their on on most occassions. One thing that’s hard not to notice is that with the increase in bank owned foreclosures and short sales, the number of out of area listing agents has increased and that hasn’t always been a good thing. Although I don’t always agree with it, the seeming lack of effort…from terrible photos or even no photos at all, unclear showing instructions, to poor, vague or confusing descriptions, etc can perhaps be justified, and I can convince myself that’s something they’ve come to an agreement with the sellers on. Today was one of those days, however, that just makes me want to pick up the phone and call someone to tell them they’re getting poor representation….or worse. Today 3 short sales came on the market in my fairly high end market. All three were priced far too low and to my surprise (ok that’s sarcastic) all three immediately went off the market after being listed. One of the properties not only had no description or showing information, the picture of the home wasn’t the home, and was of a home likely 15 years older and very run down. The second home went on hold shortly after being listed (which it had done a month ago the first time) and had a photo from about 10 years ago the 3rd went pending 8 minutes after being listed. Now I understand that there MAY be circumstances in which something like this may occur but 3 in one day? And yes all three agents were from out of the area.
