New Listing in Cote D’Azure in the Hollywood Riviera

Condos and townhomes are relatively rare in the Hollywood Riviera as most of the area is zoned for single family homes.  Cote D’ Azure is one exception and the location just couldn’t be cooler.  It sits on the bluff overlooking the ocean on the Hollywood Riviera’s best streeet, Paseo De La Playa.

Cote D’Azure offer sits just up the hill from Torrance Beach and offers direct access down a set of stairs exclusive to the complex.  The units range from tree top views to partial ocean views to spectacular ocean views.  The current home for sale at 639 Paseo De La Playa #105 offers a pleasant tree view straight on with some nice ocean views at a bit of an angle.  Most of the home has been remodeled and ready to go.

Ultra Hot Market in the Golden Hills

It seems that just about every market in the South Bay is absolutely on fire, but the Golden Hills area of Redondo Beach is reaching prices that would have seemed laughable a year ago. Although we’re only 2 months into 2018 we have already seen two homes with less than 1400 feet (on the standard 25×100 foot lots) sell for over $1,000,000. Update on New Construction Townhomes in North Redondo Beach

New construction townhomes just seem to keep rising dramatically with homes seeming to go up about $100K a year for new construction, detached two on a lot townhomes.  Here’s the sales of detached townhomes in North Redondo Beach built in 2017 and 2018.

Is $1.5M for New Construction Townhomes in North Redondo the New Normal?

Something none of us thought possible seems to be happening in North Redondo. We were amazed when prices of new construction two on a lot detached townhomes reached topped $1,000,000 in 2014, again  when they hit $1.2M mark in 2015….we were again surprised when it started topping $1.3M…and here we are in 2018 with a new construction townhome listed and priced over $1.5M!  1729 Harriman #A offers 4 bedroom and 2551 square feet which is pretty standard.  The rear unit was listed at the same number and is actually in escrow so we may just be heading to a $1.5M+ market.  Unbelievable.  Contact us for more information.

While most new construction townhomes in North Redondo Beach have been pricing in the mid $1.3M to $1.4M these new homes on Harriman just may set the new standard.  It seems unlikely but we’ve said that before.  Only time will tell.

December 2017 Redondo Beach Home Sales – Median Price Tops $1.0M

The monthly sales are in for December and although it was a bit of a slower month in terms of the number of homes that sold, it was a very strong month for home prices in this coastal town.  Redondo Beach recorded 78 homes sold in December at a median price of $1,018,000.  While median prices have topped $1.0M in the past it’s still fairly rare.  Click here to see the current homes for sale in Redondo Beach or view our recent home sales in Redondo Beach.

Two Big Home Sales in the TRW Tract of North Redondo

The TRW tract of North Redondo Beach is a unique neighborhood in the 90278 zip code as it generally only allows for single family homes giving it more of a neighborhood feel.  This combined with some oversized lots make the community a great place to live.  Most of the homes are 1950’s bungalows but some have been updated, upgraded, remodeled or even rebuilt.  Homes are generally priced a bit over $1,000,000 depending on location and lot size.  Recently two very nice properties came and went quickly and at prices rarely seen in this area.  See the current homes for sale in the TRW tract and North Redondo Beach.

Redondo Beach CA Home Sales for November

Redondo Beach CA saw yet another strong month in home sale and home prices in November of 2017 with 79 homes sales at a median home price of $955,000.  This was well over the November of 2016 median price of $900,000 but well below the numbers for October 2017 which saw an impressive median price of $1,105,000 which is well above the norm.

The lowest price home sale of the month was a smaller one bedroom condo in Breakwater Village (senior 55+ complex) which closed at $415,000 with the highest price sale cosing at $4,550,000 for a 3 bedroom ocean front condo at 1000 Esplanande in South Redondo Beach.  This was new construction in a spectacular location.

What is the Hillside Overlay Ordinance in the Hollywood Riviera?

A few of the many benefits of living near the beach are the wonderful ocean views and ocean breezes that make life here so unique.  These ocean views have immeasurable value from both a quality of life aspect as well as a significant monetary impact.  In many of the South Bay cities these views are unprotected and it’s not rare for a home’s stunning ocean views to disappear when the one story home next door gets torn down and new and much larger home replaces it.

Certain areas of Torrance are the exception. Primarily found in the Hollywood Riviera and Seaside Ranchos neighborhoods the city has incorporated much stricter building guidelines known as the “Hillside Overlay” area.  (see map below)

From the Torrance city website:  In 1977, the Hillside Overlay Area was established in Torrance, CA in order to address issues concerning building, remodeling, and protecting views and privacy.  All new construction (meaning both new homes and expansions on current structures) are subject to review and input by neighbors including “flagging”  where a mock up of the future structure are marked with plastic flags  to approximate the outlines of any proposed addition to the structure prior to permit approval so that neighborhood input may be obtained.

Torrance Municipal Code Excerpt (Hillside Overlay)

The basics of the hillside overlay are as follows:  Upon receipt of the complete application, the Community Development Director shall set a date, time and place for a public hearing thereon as soon as practicable and shall send notice thereof to the owners of land included within a three hundred (300) foot radius of the exterior boundaries of the land for which the permit is sought

No construction and no remodeling or enlargement of a building or structure shall be permitted unless the Planning Commission (or the City Council on appeal) shall find that the location and size of the building or structure, or the location and size of the remodeled or enlarged portions of the building or structure, have been planned and designed in such a manner as to comply with the following provisions:
a) The proposed development will not have an adverse impact upon the view, light, air and privacy of other properties in the vicinity;
b) The development has been located, planned and designed so as to cause the least intrusion on the views, light, air and privacy of other properties in the vicinity;
c) The design provides an orderly and attractive development in harmony with other properties in the vicinity;
d) The design will not have a harmful impact upon the land values and investment of other properties in the vicinity;
e) Granting such application would not be materially detrimental to the public welfare and to other properties in the vicinity;
f) The proposed development will not cause or result in an adverse cumulative impact on other properties in the vicinity.
