The saying goes, those who live in glass houses….what about those that live in mirror houses?

I’ve seen many houses in my day and haven’t always agreed with the sellers choices but I recently saw a house unlike2015-10-15 13.36.32 anything I’d seen before.  The home, located at 606 Esplanade #1, is a front unit townhome with great ocean views, an ideal location, and loads of potential….but…..

In it’s current state it’s more like a carnival fun house than something you mirror housewould expect in a beach house.  From the moment you walk in you are surrounded by mirrors.  Every wall, every closet, every corner is mirrored. You can’t walk into a bathroom or bedroom without seeing yourself reflected on every surface of the room.  It’s truly incredible and just a little dizzying.

Although it probably wouldn’t take much to turn the home into something fantastic, it’s hard to notice anything other than your reflection with the current situation.  I’ve seen mirrors added to beach homes to reflect the views, or add some light, but when every 2015-10-15 13.34.44surface is mirrored its like being in a carnival funhouse.

Price Reductions Making this Oceanfront Esplanade Home for Sale Intriguing

Palos Verdes Real Estate Explained

Real estate on the Palos Verdes peninsula isn’t always easy to figure out. When people say Palos Verdes, or PV, it’s not always clear just what they’re talking about. With 4 different cities (really 5 if you include the unincorporated area that is actually called Palos Verdes Peninsula), multiple real estate areas often including more than one city, the entire area serviced by the Palos Verdes Unified School District, various zoning issues including equestrian areas and vastly different areas and neighborhoods (not to mention distinct climates)….how is one able to get a handle on the area?

The pink sections show Palos Verdes Estates and the corresponding real estate numbers used by realtors to break the areas down into similar real estate neighborhoods.  The orange areas show Rancho Palos Verdes which had an abundance of very distinct areas and neighborhoods.  The purple shows Rolling Hills Estates, green represents Rolling Hills (gated community with very large lots) and the yellow is the small pocket of Palos Verdes Peninsula.

If it has a panoramic view why can’t I see it?

Working and living in a beach community, much of the appeal, and what buyers areRedondo Beach Oceanfront searching for are views of the ocean. Many listings tout their panoramic ocean views, whitewater views, Catalina views etc so why can’t I seem to find a picture of it? Buyers these days are savvy and understand that realtors often use words like cozy or quaint when they mean small, charming to mean original condition, etc. so when they can’t see the view, they just may not believe it has the view. We are not only selling homes in Manhattan Beach, but a lifestyle and if a picture is worth a 1000 words, this is a missed opportunity.

Manhattan Beach Sand Section Market Update

The sand section of Manhattan Beach offers the epitome of California coastal living.  The sand section is the area of Manhattan Beach that is bordered by the beach and ocean to the west, and generally the streets of Valley and Ardmore to the east.  What makes this area so desirable is the proximity to the beach and the ocean.  The area offers a variety of housing options with oceanfront luxury homes on The Strand, beautiful “walk street” homes with a wonderful sense of community and often sweeping ocean views, townhomes just a few blocks to the beach, and multi unit homes of North Manhattan, known as El Porto.  The market is always very active as the demand is always strong for prime beach real estate.  As of mid March there are 9 active homes for sale in the sand section, 21 pending home sales and 18 closed homes sales as of February 1st.  According to Manhattan Beach realtor Keith Kyle, “Incredibly low inventory coupled with very high demand since the beginning of the year is driving prices up quickly.  There are many buyers looking in this luxury market, but there are very few listings and even homes priced at market value are often selling with multiple offers, over asking and with huge concessions by the buyers.”  The current average sales price since the beginning of February has been slightly over $2,300,000.   See the chart below to see the market by the numbers.

Hollywood Riviera Home Prices On the Rise

The Hollywood Riviera real estate market has taken off in the past few weeks with a median list price of over $1.5M which is a fairly unbelievable number for an area with a median sales price of just over $1.0M for the past 4 months.  Included in these sold homes was the ocean front home at 623 Paseo De La Playa which sold for $2.625M and without that very unique sale, median prices would have been considerably lower.  What accounts for this incredible increase?

According to Redondo Beach specialist, Keith Kyle, it is a combination of a number of factors.  “The market has clearly changed in the past few months with inventory dropping and prices rising.  In addition the homes currently on the market just happen to be more upgraded and larger as sellers with luxury homes in the Hollywood Riviera have decided it is great time to list their homes.  One last factor is the dramatic reduction in the number of distressed sales.  As of a year ago distressed sales made up a sizable portion of the listings and are almost non-existent these days.”  Click here to view the most recent home sales in the Hollywood Riviera.

Oceanfront Condos Abound in Redondo Beach
