The Changing Face of Paseo De La Playa in the Hollywood Riviera

For lack of a more refined way of putting it….Paseo De La Playa in the Hollywood Riviera is probably one of the coolest streets in the South Bay.  With enormous lots that extend all the way to the sand at Torrance Beach, panoramic ocean views and stunning queens necklace views, these homes offer it all.  Unlike the beachfront homes of the Manhattan and Hermosa Strand, homes on the west side of Paseo De La Playa offer stunning ocean and coastline views by day, stunning sunsets in the evening and incredible ocean/city lights at night.  Most of the homes along the street were tract type houses built in the 1970s with very much a Brady Bunch look and feel.  That’s all changed in the last few years with 7 of the homes having extreme makeovers.  See the current homes for sale on Paseo De La Playa in the Hollywood Riviera.

I’ve been fortunate to represent a few clients on purchases or sales along Paseo De La Playa in the Hollywood Riviera and the locations is nothing short of spectacular.  Paseo De La Playa is the oceanfront street that connects Redondo Beach with the beginning of the Palos Verdes Peninsula and offers a lifestyle not found in many places.

The recent listing of 501 Paseo De La Playa is no exception.  This 5 bedroom, 3 1/2 bath home sits high on the bluff and offers mesmerizing views of the ocean, Palos Verdes and the beautiful coastline from Redondo to Malibu.

Price Reductions Making this Oceanfront Esplanade Home for Sale Intriguing

The home located at 709 Esplanade hasn’t been one of the easiest homes to sell, despite the fact that it sits 709 Esplanadeoceanfront with unbelievable views from Palos Verdes to Malibu.  It’s a home with some challenges and will require a buyer with some vision, and some money to do a fairly sizable remodel.  It’s been listed by a number of realtors and has come down from the hyper inflated $10,000,000 that it started at in 2012.  It’s a fairly palacial home by any South Bay standards with the sellers claim that it’s over 9000 feet.  Unfortunately it’s a classic example of an owner with very specific tastes that doesn’t appeal to the masses.  The owner clearly liked the color pink (or salmon we’re not sure) and tile.  Just about every surface in the home is a pinkish tile and some of the features are a challenge for most luxury home buyers…..pink frog fountains, pinkish kitchen, etc.  In general our opinion is that the home will need a total overhaul, but at it’s current price it is starting to be a very enticing option for the homeowner that wants it all.  Contact us or call/text 310-251-2344 for more information.

Manhattan and Hermosa Oceanfront Home Market Alive and Well

When most people think of the ideal in luxury coastal living in Manhattan Beach and Hermosa, they think of the oceanfront homes of The Strand.  While some fairly original homes still exist, most have long been replaced by spectacular homes with endless views of the beach and the ocean.  The market for these luxury homes has been very active lately with some very notable sales and recent listings.  The high water mark at the moment is the home being built in Hermosa Beach at 2666 The Strand, with an impressive 7000 feet on a very irregular shaped lot with great beach frontage.  The home is listed at  $14,250,000.  The home at 3300 The Strand in Manhattan Beach recently was listed at $11,500,000 and quickly went into escrow.

A few notable sales have recently closed as well with 4112 and 4114 The Strand, built primarily as attached townhomes but with the ability to combine the two spaces fairly easily, closed at a combined sales price of $7,175,000 and 2020 The Strand selling at $9,450,000.
