The Changing Face of Paseo De La Playa in the Hollywood Riviera

For lack of a more refined way of putting it….Paseo De La Playa in the Hollywood Riviera is probably one of the coolest streets in the South Bay.  With enormous lots that extend all the way to the sand at Torrance Beach, panoramic ocean views and stunning queens necklace views, these homes offer it all.  Unlike the beachfront homes of the Manhattan and Hermosa Strand, homes on the west side of Paseo De La Playa offer stunning ocean and coastline views by day, stunning sunsets in the evening and incredible ocean/city lights at night.  Most of the homes along the street were tract type houses built in the 1970s with very much a Brady Bunch look and feel.  That’s all changed in the last few years with 7 of the homes having extreme makeovers.  See the current homes for sale on Paseo De La Playa in the Hollywood Riviera.

And then there were 4 – New Listings on the Ocean Front Street of Paseo De La Playa

In this market with very low inventory and many homes selling the minute that they hit the market, it’s very unusual to see 4 homes for sale on the most sought after street in the Hollywood Riviera.QN-wide

The 4 homes for sale sit on the oceanfront street of Paseo De La Playa, just above Torrance Beach.  Many residents know the street as it offers great views and is a favorite of cyclists heading up to Palos Verdes.  2 of the homes, the palatial gated estate located at 433 Paseo De La Playa, and 617 Paseo De La Playa are on the west side of the street meaning unblocked and unblockable views of the ocean, Palos Verdes, and the coastline all the way to Malibu.  The primary reason they are still available is the pricetag with the sellers asking $16,000,000 for the home at 433 and the the home at 617 listed for $4,495,000 which is considerably higher than the most recent sales of similar homes.

The remaining 2 homes are fairly new to the market as of January 6th.  Both sit on the east side of the street so they offer minimal coastline views but are still ideally located with a short walk or bike ride to the beach and the Riviera Village.  The home at 630 Paseo De La Playa is a rather pricey $1,888,888 for 1325 square feet and minimal views.  It’s market as a potential site for a 2 story dream home but as the home is in the Torrance hillside overlay area that might be a very tall task.  The home for sale at 528 Paseo De La Playa is a bit more appropriately priced with almost 1800 square feet.

Two Big Oceanfront Home Sales in the Hollywood Riviera on Paseo De La Playa

By Keith Kyle

Monthly home sales median prices can often be skewed by a few big numbers and October will certainly reflect that with two homes selling on the oceanfront street of Paseo De La Playa in the Hollywood Riviera.

The first sale was located at 406 Paseo De La Playa which is actually the non ocean front side of the street, but due to it’ location there are no homes on the west side of the street and most of the ocean views are unblocked and panoramic.  The home was a very nice contemporary/modern design with large windows to allow for floor to ceiling views.  With 4 bedrooms and 3 1/2 baths the home sold for a sizable $3.380,000 which is a number not generally seen on the east side of the street.406 Paseo De La Playa

The second home was located oceanfront at 605 Paseo De La Playa and sold for a sizable $4,300,000.  The home was a very original condition 1962 built home and for all intents and purposes this was a lot sale which sets a new price point for lot value in this highly sought after strip of land.  The homes on this side of the street have enormous lots over 20,000 feet but much of the land is a fairly unusable cliff/bluff.  They were originally on leased land but many of the homeowners have bought out the lease at one point or another.   One of the appealing aspects of this home was that it had a trail leading down to the beach and water which is fairly unique and almost impossible to do these days due to stringent restrictions by the California Coastal Commission.Oceanfront Homes

605 Paseo De La PlayaThere is currently two additional oceanfront home on the market and actively for sale.   The first is  located at 617 Paseo De La Playa, Redondo Beach CA 90277.  As with most of the homes along Paseo, it’s been updated but still somewhat original.  Offering unbelievable views this will certainly be someone’s coastal dream house.

The second home is a palatial estate offering 7 bedrooms, 7 baths, over 7000 feet of living space on an almost 26,000 foot oceanfront lot.   The home is located at 433 Paseo De La Playa.

617 Paseo De La Playa. From FSBO to New Oceanfront Listing in Redondo

Paseo De La Playa views

Located on the bluff in the charming neighborhood of Hollywood Riviera, the new listing at 617 Paseo De La Playa has a view and location that may be second to none.  With fantastic coastline views from Palos Verdes to Malibu, the home sits on a huge lot that extends all the way to the sands of Torrance Beach.  The home itself has been updated throughout the years but still has a fairly original feel.  The home features 4 bedrooms, 2 1/2 baths at 3100+ square feet.  From the moment you enter the home you’re absolutely struck by the views.  The home came on the market at a fairly hefty $4,495,000 which would be the new high in the area.  Formerly a FSBO priced at $4,350,000 the home didn’t sell which wasn’t a surprise given that homes rarely sell as for sale by owner properties.  Contact us or call/text at 310-251-2344 for more information.

Priced out of The Strand in Manhattan and Hermosa? Great Option in the Hollywood Riviera

By Keith KyleMaster-New-Large

I get a number of inquiries from my site www.SouthBayOceanFront.com from buyers looking for a beach front home on The Strand in Hermosa Beach and Manhattan Beach.  Many of these buyers are extremely qualified and have the ability to comfortably purchase multi-million dollar homes.  The problem in today’s market is that values along the beach in Hermosa and Manhattan have gone up considerably in the past 18 months.  There are currently 9 oceanfront single family homes on The Strand and 8 of them are priced over $10,000,000.  That was a relatively unheard price point just 2 years ago and now there are several over $15,000,000.

So what is a $5,000,000 buyer to do?

Redondo Beach Oceanfront HomesUnfortunately homes becoming available in that range are probably a thing of the past, but there is an option not far and it may even offer attributes that The Strand can’t offer.  The area is the Hollywood Rivera (about 10-15 minutes south) and there is a fantastic bluff top street called Paseo De La Playa that offers oceanfront homes, large lots that extend all the way to the beach (some
fortunate homes have paths that access the beach directly from the home), and views not only of the beach, but Palos Verdes, the ocean, King Harbor, and coastline views that extend all the way to Malibu.

As of this post, there are 2 oceanfront homes for sale on Paseo De La Playa.  The first is currently in escrow located at 605 Paseo De La Playa and is listed for $4,295,000.  The second is an off market sale in which the owner is trying to sell it themselves at 617 Paseo De La Playa and the owner is asking $4,350,000.Paseo De La Playa PV Views

The homes on Paseo were all originally on leased land with many of the former owners buying out the leases in the past and are now owned free and clear.  Built in the 60’s and 70’s some of the homes are fairly original while many have been extensively remodeled.

Endless Ocean Views – Paseo De La Playa in the Hollywood Riviera

By Keith KyleHollywood Riviera Homes

The Hollywood Riviera is one of my favorite areas of the South Bay. It offers great views, a small town community feel, ever present ocean breezes, and homes that generally fit on the lots (no McMansions) which make for a feel that you don’t often get in the overcrowded South Bay.  It’s hard to go wrong with any location in this coastal community but there’s one street that beats them all. Paseo De La Playa offers oceanfront living for the lucky few and enjoys the best of all imaginable views.  The homes sit up on a bluff, and enjoy views of Palos Verdes, panoramic ocean views, and coastline views from Redondo Beach all the way to Malibu.  What that makes for is ever changing, always impressive views.  During the day it’s all about the ocean and coastline, but in the evening when colors change, it becomes a fantastic city lights view along the coast.

The lots, as seen below, are huge and usually in the 20,000+ range although may are on leased land often with an option to buyout the lease every few years. Paseo-De-La-Playa Depending on how high on the hill you are (lower elevation homes on towards the left above) there is sometimes direct beach access from the homes which dramatically increases the appeal as “RAT” beach (Right after Torrance) is just below and almost serves as a private beach as access is limited to a fairly long walk from the parking lot.

Homes on this street rarely become available and many are still in fairly original condition with original owners from the 1960s (honestly why would RAT Beach below Paseo De La Playa in Torranceanyone want to move) and range anywhere from the low $3,000,000s- to well into the $4.0M’s for anything remodeled, especially with beach access.

Adding beach access, if not already there, is a huge struggle as it’s tightly regulated by the California Coastal Commission.  The only minor inconvenience to living on Paseo De La Playa is that it’s a moderately busy street and a frequent route for both cars and bicyclists going between Redondo and Palos Verdes.  There is one condo complex at the top of the street called Cote D’Azure with 87 units perched high on the bluff surrounding extensive grounds and pools.  The units are 2 bedrooms generally ranging between 1300-1550 square feet.  Many units do not sit oceanfront and have limited views, while the rare few offer similar views to the SFRs just down the street.

Overall the homes on Paseo De La Playa offer some of the best features imaginable for those looking into the epitome of California coastal luxury living.

Hollywood Riviera Home Prices On the Rise

The Hollywood Riviera real estate market has taken off in the past few weeks with a median list price of over $1.5M which is a fairly unbelievable number for an area with a median sales price of just over $1.0M for the past 4 months.  Included in these sold homes was the ocean front home at 623 Paseo De La Playa which sold for $2.625M and without that very unique sale, median prices would have been considerably lower.  What accounts for this incredible increase?

According to Redondo Beach specialist, Keith Kyle, it is a combination of a number of factors.  “The market has clearly changed in the past few months with inventory dropping and prices rising.  In addition the homes currently on the market just happen to be more upgraded and larger as sellers with luxury homes in the Hollywood Riviera have decided it is great time to list their homes.  One last factor is the dramatic reduction in the number of distressed sales.  As of a year ago distressed sales made up a sizable portion of the listings and are almost non-existent these days.”  Click here to view the most recent home sales in the Hollywood Riviera.
