Bucking the trend of just about everywhere else in the Beach Cities, the small pocket in North Redondo Beach known as the TRW Tract has seen an abundance of new listings come to the market in the past few weeks.  As of March 12th there are 4 active single family homes for sale and one home currently in escrow.  What makes the TRW area unique, especially for North Redondo, is that the zoning only allows for single family homes so there are no townhomes or condos giving it a very nice community feel.6439-Denmead-Lakewood

Upcoming New Construction Homes in Hermosa Beach CA

Recent news has shown that builder confidence is up and that new construction starts is at a multi-year high. That’s not anything new for Hermosa Beach. A quick drive through the Hermosa Beach sand section makes it clear that builders are most definitely building. According to South Bay realtor and Hermosa Beach resident Keith Kyle with South Bay Brokers, “it’s hard not to notice the abundance of projects underway. In some areas there are 3 or 4 new homes being built on the same street. The market has always remained strong during the downturn, but the amount of builders buying older homes shows that confidence in the Hermosa Beach real estate market is very high.”  Much of the new construction is for owner users, but more and more spec projects are taking place as well. Below are some of the projects underway in Hermosa Beach. Prices on most are, as yet, undetermined but many do have some pricing information available. Beyond simply having a new home, the advantage to purchasing new construction when the project is underway is that buyers can often work with the builders in choosing finishes and truly make for a custom home.

Looking for a starter home in Redondo Beach?….this may take a while….

**Please note that this post is from 2013 and the market and home prices have changed dramatically since then**

I have a number of buyers looking in Redondo Beach for a single family home under $750,000. Normally that’s not too difficult to find and it’s more a question of specific location, or style, etc. The problem now is that single family homes in this price range, which would be considered “starter homes” in Redondo, can be difficult, if not impossible, to find. It hasn’t been easy lately to explain to buyers (many of whom start the search in Hermosa Beach but find themselves priced out) that there just are no homes to buy. The chart below paints a pretty bleak inventory picture with almost nothing to buy, and the few that are priced below $750,000 are not at all what they are looking for.

The chart below shows all single family homes for sale, pending and sold in the $750,000 and under price range in Redondo Beach.  The teal line represents the active homes for sale in Redondo Beach and it’s pretty clear that there are few, if any, real opportunities.  According to Redondo Beach realtor Keith Kyle, “until sellers decide that this is an optimal time to list their homes for sale, this trend of low inventory and high demand will continue.”

El Camino Village Real Estate…Hot But Not

The area of Gardena and Lawndale known as El Camino Village has long been a fantastic option for buyers, especially first time home buyers, feeling priced out of many of the family friendly neighborhoods of Redondo Beach and Torrance. The good news is that although prices are going up, they’re still well below other similar areas….the bad news is that there just are no homes available. At the moment there is one home available with 12 pending home sales.  On first look that is an absolutely stunning ratio but it is a bit misleading.  Of the 12 homes 11 are short sales and the other is a flip meaning some of these homes have shown pending status for a very long time.  What looks to be an ultra hot market isn’t quite as active as it appears with an average days on market of 144.  Bottom line in this great area is that it is a great opportunity with the short sale opportunities, but with almost no active inventory and future home for sale likely won’t last long.  See below for the current El Camino Village homes for sale.
