What a year it was for the real estate market in Redondo Beach. There were 1015 on MLS home sales and closed escrows during the year. The average “list” price was $1,348,000 and the average “sold” price was an impressive $1,388,000 meaning homes generally sold WAY over the asking price. Average price per foot is $767 and the average days on market was a brief 20 before going into pending status.
The TRW tract of North Redondo Beach is a unique neighborhood in the 90278 zip code as it generally only allows for single family homes giving it more of a neighborhood feel. This combined with some oversized lots make the community a great place to live. Most of the homes are 1950’s bungalows but some have been updated, upgraded, remodeled or even rebuilt. Homes are generally priced a bit over $1,000,000 depending on location and lot size. Recently two very nice properties came and went quickly and at prices rarely seen in this area. For buyers looking for single family homes in North Redondo Beach they really have two options. The Golden Hills area which is primarily made up of long and narrow homes we call “tall and skinnies”, the TRW tract which is a bit further east but offers a charming neighborhood setting with smaller homes on larger lots, and a pocket in the southeast corner called El Nido. But in between the two neighborhoods sits a pretty large area and single family homes are hard to find.
One of the reasons is that the lots are often large enough for a duplex, triplex or multiple townhomes. If there’s a smaller single family home on the large lot, it often gets sold to a builder that will knock it down and replace it with multiple townhomes. It’s not the greatest way to keep things charming, but makes financial sense for the seller and buyer.

Redondo Beach saw another month of increased home prices and a lower number of home sales in February of 2014. The lowest price sale was a townhome style condo at 2012 Carnegie Lane that sold for $495,000 while the highest price sale was a townhome at 1800 Pullman that sold for $1,290,000. Bucking the trend of just about everywhere else in the Beach Cities, the small pocket in North Redondo Beach known as the TRW Tract has seen an abundance of new listings come to the market in the past few weeks. As of March 12th there are 4 active single family homes for sale and one home currently in escrow. What makes the TRW area unique, especially for North Redondo, is that the zoning only allows for single family homes so there are no townhomes or condos giving it a very nice community feel.
