The newest listing to hit the market in the Hollywood Riviera and Redondo Beach is an oceanfront estate sitting high on the bluff of Paseo De La Playa.

The home is the highest on the street (other than condo complex of Cote D’Azure) so it offers seemingly endless views of the ocean, South Bay and LA coastline and Palos Verdes.

The home itself is extremely spacious at almost 5,700 square feet with 4 bedrooms + an office that could be used as a 5th bedrooms and 7 total baths.

The outdoor spaces are incredible with massive views from multiple areas.  The owners has transformed these areas into a tropical oasis with oceanfront pool deck with tropical landscaping and resort like feel.

While the home is huge and the views and location are simply stunning, we don’t really see this one selling at or near their $15,000,000 list price.  One challenge is that given the location at the very top of the hill they don’t really have a path to the beach like some of the others on the street.

Without question this is a legacy type property so we’ll have to wait and see if the price deters or it’s uniqueness makes it appealing at the $15,000,000 mark.

The latest sale in Seascape 2 was actually a townhome and not the usual single level condo.  The townhomes of Seascape 2 don’t come up all that often and this one was definitely unlike anything that has sold in the past. The home was on the market for a long time and was originally listed in April of 2023 for $1,799,000.   The new owner had done a MAJOR remodel and split one of the bedrooms into 2 bedrooms making this one really unique and very beautiful.  Having said that they had only bought the home in June of 2022 for $1,300,000 so the ask of almost $1.8M was never going to happen. It reduced the price a few times over the months and eventually was pulled off and then relisted by another agent at $1,699,000 and closed not long after at $1,650,000.  That’s still a VERY impressive price so congrats to all involved. The home had undergone an almost complete transformation after it sold in 2022 and had the look and feel of a luxury hotel. There are partial water views from both levels. Seascape 2 has some nice amenities including an oceanview pool and jacuzzi deck as well as a small fitness center. Located in the Seascape 2 complex at 150 The Village #6 just east of King Harbor, the bike path and the Redondo pier.

It was a solid month for both home sales and home prices in the coastal community of Redondo Beach in the South Bay.  There were 47 on market closed escrows at a median sales price of $1,399,000.  Homes averaged 28 days on the market and averaged $868 per square foot for the month.

48 Redondo Beach Homes Sell During November

Average Sales Price of $1,514,927

Take a look at the Redondo Beach homes that sold last month.

It was a slightly slower in terms of in terms of the number of homes sold for Redondo Beach real estate with 48 compared to 51 in October but prices were impressive.

The average “list” price was $1,528,958 with the average sold price at $1,514,927 compared to the already impressive October average of $1,466,546.

Homes averaged a pretty huge $944 a square foot. Homes that sold averaged 37 days on market before going into pending status.
