As a specialist in Hermosa Beach, I have many clients contact me in their search for a condo in Hermosa Beach. With prices well below neighboring Manhattan Beach, a condo in Hermosa is the perfect situation for many buyers looking to own instead of renting, while still being able to be near the beach. Unfortuntately part of what makes Hermosa such a great place to live, the small town atmosphere, makes finding a condo in the area a bit difficult. Unlike Redondo Beach with endless condominium complexes, Hermosa Beach really only offers a few possibilities, and most in the same general location.
The two most prominent condo complexes are the Apple Tree and the Commodore. Located in the heart of downtown Hermosa Beach, they are ideally located for those looking to be near the beach, shopping, the gym, and the nightlife of Pier Avenue. Some units on upper floors even have partial ocean and sunset views. The units on the west of the buildings are generally the most valuable with views, plenty of light and ocean breezes. As with many places built in the 1970s, some units have been beautifully remodeled while some are still in their original condition. Prices in these buildings generally range from the mid $500K range for a 1 bedroom, to over $700,000 for larger 2 bedrooms with views and western exposure. 2411 Prospect, Hermosa Beach
Another option in Hermosa Beach is the Victorian, located near the corner of Prospect and Artesia at 2411 Prospect. Condos in the Victorian generally start in the high $400,000 range and are priced a bit lower due to the greater distance from downtown and the beach. Unlike the Commodore and Appletree, the Victorian offers 1,2, and 3 bedroom units.
446 Monterey, Hermosa Beach
Closest to the beach and the one’s with the most “townhome” feel would be the homes located at 446 Monterey. Just a few blocks from the beach, they have a more low-key feel with large outdoor spaces, patios, pools and somewhat of a Cape Cod architecture. Most are 3 bedroom units, with prices ranging from the low to mid $700’s to over $900K.
One very unusual option is the condo/hotel known as The Beach House Hermosa Beach offering 3 levels of ocean view “hotel rooms” that are all individually owned. These units rarely come on the market and depending on location range from the low $600,000s to almost $2,000,000 for the top floor corner units. Owners are restricted to 90 days of personal use and the onsite management rents it out the rest of the year with rental income being split.
