Real Estate Explained – 2 on a Lot Townhomes in Redondo Beach

One of the more common types of houses in both north and south Redondo Beach is what we call a two on a lot.  At some point there was either a small home or small duplex on a larger lot.  While the city of Redondo will not allow these lots to be split, they can, depending on zoning, be the sites for multiple unit townhome buildings.  In general the zoning either allows a 3 on a lot townhome or a 2 on a lot townhome.   The appeal to the two on a lot is that it often feels more like a single family than what most think of when they hear townhome or townhouse.  The 2 on a lot can either be attached (usually the shared wall is the garage downstairs and either the master or a patio wall upstairs) or detached with no shared walls and usually a yard separating the two.  Both types of 2 on a lot can be a great alternative to a single family home.  They are usually larger, newer and in better locations than an SFR in the same price range.  In some cases these detached two on a lot have the even better fortune of being on a corner lot giving the two separate townhomes different street addresses and a look and feel of two completely different homes.  Values for 2 on a lot Redondo Beach townhomes have skyrocketed in the past 2 years with new construction detached two on a lots nearing $2.4M.Redondo Beach 2 on a lot townhomes

Homes we love – 605 Esplanade – Oceanfront Charmer

As realtors are people to we have our biases and preferences like everyone else.  I’m partial to beach bungalows that capture that original charm of our wonderful coastal community.  Many of these homes have been torn down with mini mansions replacing them and that’s the unfortunate reality of land value being so unbelievable.

One of my favorite stretches of homes is a block of the Esplanade, Redondo Beach’s oceanfront address.  The majority of the homes along this street are larger condo complexes or townhomes but a few, original single family homes still exist.  605 Esplanade is one of them and evokes thoughts of idyllic Cape Cod living.  Sitting on the bluff, this home offers stunning oceanfront views with crashing waves and dazzling sunsets.  Unlike homes on The Strand in Manhattan and Hermosa Beach, what this home offers is space and an actual yard.  It certainly could use some cosmetic updates but we hope that someone will embrace the coastal charm and make this their oceanfront dream house.  Contact us for a private showing.

The Village In Redondo Beach Real Estate Market Update

The real estate market in The Village, oceanview condos in South Redondo Beach, just couldn’t be hotter!  One bedroom homes have skyrocketed in value in just the past few months.  See the recent postcard to the sellers and homeowner in The Village.  The Village is a collection of condos and townhomes offering studio, 1 bedroom and 2 bedroom units, many with great views and all located just walking distance to the beach and the Redondo Beach Pier.

One of the more affordable ways of finding an ocean view home in the Hollywood Riviera is the largest complex in the area known as Village Palos Verdes.  Located just east of Palos Verdes Blvd and west of Calle Mayor, the complex is just a short walk to Torrance Beach and the charming shopping area of Riviera Village.  There are 180 units in the complex and due to combination of the staggered layout and the hillside location, many/most of the townhomes have some type of ocean views.  In general the units facing Palos Verdes Blvd have the best views, but they also deal with overlooking a fairly busy street.  Units are either 2 or 3 bedrooms usualy with 3 baths and priced ranged in 2014-early 2015 between the mid to high $600,000s up to just under $800,000 for the larger homes with better views.

Each unit has a two car garage.  The complex had long been problematic in that the siding for all buildings had needed replacing for a very long time and the spector of a pending special assessment kept many buyers away.  The work has since been done and the complex looks fresh and appealing.  HOA fees are generally in the mid $400s but vary somewhat depending on the unit.  The complex offers two pools and is a short walk to the beach, and has an abundance of shopping and dining nearby.  It’s an ideal location.

Recent Home Sales in South Redondo Beach CA

January saw 20 home sales in South Redondo Beach which is relatively typical of this time of year.  Due to the holidays many homes are either pulled from the market or don’t sell in December, keeping the sales number down.   The lowest priced home sold, a 2 bedroom condo in Brookside Village, sold for $417,000 with the highest sale of the montha 1929 built, but restored and updated, single family home on Avenue A.  To see home sales in other areas of Redondo Beach, other cities, or other months, visit our South Bay home sales information page.  The inventory has gone up slightly and you can view the current homes for sale in South Redondo Beach on our updated MLS and current listings page.
