While it feels like the real estate market in Redondo Beach might be slowing down….that doesn’t necessarily translate to lower prices.  The remodeled and opened condo at 615 S Prospect Avenue #105 in Brookside Village certainly makes that point clear.  This 2 bedroom condo just sold for more than any 2 bedroom condo ever in Brookside Village.

The most recent sale in the condo complex of Brookside Village in South Redondo Beach was listed at $799,000 and closed at a jaw dropping $875,000.

#105 was one of the nicer condos to hit the market in a while in Brookside Village.   The sellers did an extensive remodel and they not only did the cosmetic work, but opened up the floorplan AND added interior laundry which is very rare in Brookside Village.

It’s been a very long time since we’ve seen a distressed sale in Redondo Beach due to the increase in property values over the last few years.  It’s harder for homeowners to be under water on their mortgage when prices keep rising but sometimes circumstances make it difficult.  A distressed sale can be anything from a short sale (when the seller still owns it but needs to sell at a loss) to a bank auction, to a bank owned home (bank officially foreclosed and is the actual owner)

That said a 3 bedroom foreclosed condo just came on the market and it’s in the the condo complex of Brookside Village in South Redondo Beach.   

814 Camino Real Unit #201 offers a nice opportunity at it’s current list price of $800,000….not so much in the discounted value (which there is some) but in the fact that finding a top floor condo at this price is quite challenging.   The last 2 top floor three bedroom condos that sold closed at $910,000 and $935,000.  Both were nicely remodeled but for a buyer in the $800,000 range top floor condos are few and far between.  That said the condo is pretty original and most definitely needs some love.

It was a solid year for condo sales in south Redondo’s most affordable community.  There were 18 homes that sold during 2023.  The homes that sold had an sales price of $701,306 and a median price of $685,000.  Homes averaged 31 days on market before going into escrow or pending status.

While there’s a few 55+ condos priced slightly lower, this one bedroom condo in Brookside Village is the least expensive home currently on the market in Redondo Beach.

Hitting the market on 10/25 this 750 square foot top floor condo is listed at $515,000.  That’s not dramatically lower than the last few one bedroom sales, but it appears to be priced pretty well.

It’s a bit hard to tell the condition it’s in as the listing photos are definitely not making it shine, but based on what we can tell it appears to be a nice property and a great price.  The 2nd floor condo has had some upgrades including granite counters, stainless appliances, laminate floors and more.

While the rest of the real estate market in Redondo Beach and much of the South Bay may be slow, that’s definitely not the case in Brookside Village.  What a 30 days it’s been with 8 condos closing escrow in the past month, 2 currently in escrow and only one active condo for sale in Brookside Village.

It’s all about affordability….

It certainly makes sense as Brookside Village is the most affordable complex in South Redondo and with higher interest rates, these lower priced homes (compared to the rest of Redondo Beach) are definitely going to have an appeal.
