January 2016 Home Prices in Redondo Beach and the South Bay
January 2016 showed to be another strong month in the Redondo Beach real estate market with the median home price nearing almost $900,0000. Demand continued with no end in sight as homes often sold quickly and over their asking prices.
The Golden Hills of Redondo Beach was always the most affordable way of owning a good sized single family home. Prices over $1,000,000 were rare and were saved for really special homes. That’s all changed and sales of well over $1,000,000 are becoming commonplace. Since December of 2015 there have been 10 homes that have come on the market above $1.0M. The demand for the neighborhood remains very high and with most homes offering about 1850 square feet, buyers are still eager to purchase the larger or newer homes in the area.
Current Homes for Sale in the Golden Hills of North Redondo Beach
Located on an oversized 4,100 foot lot, this charming and updated Golden Hills home is far from ordinary. There’s no doubt that this market continues to amaze. What would have been considered unheard of a year ago is now becoming standard. It wasn’t all that long ago that we were fairly surprised by these homes topping the $1,000,000 but those purchases are now looking like steals. We kept the chart below limited to only new construction in area 151 (of North Redondo Beach) with similar square footage so this was an apples to apples comparison and the price increases are fairly amazing. 2014 priced just under $1,000,000 with 2015 prices starting near $1,060,000 and reaching $1,250,000. Currently the only 2o16 built home (with around 2500 feet) just hit the market at a whopping $1,399,000. While we can’t imagine they’ll get anywhere near that, it will be a great indicator as to just what these homes will sell at in 2016.
