Not surprisingly the least expensive home in Redondo Beach is in a 55+ community on Artesia. The reason it’s not surprising is that due to the more limited buyer pool, demand is never as strong for 55+ homes as similar homes without age restrictions. This nicely upgraded condo in Montecito senior living offers 1 bedroom, 1 bath and approximately 790 square feet.  The complex is fairly new so it offers all the bells and whistles of newer construction.  Currently the second least expensive home in Redondo is in the same building priced at $420,000.

June 2020 Home Sales and Property Prices in Redondo Beach

June 2020 was another slow month in terms of the number of home sales in the coastal community of Redondo Beach. There were only 47 home sales which was much lower than any month in 2019. Both April and May had been fairly slow due to the concerns and uncertainty of the coronavirus and the impacts on real estate. Home prices on the other hand, were impressive. The median “list” price for the sold homes was $1,149,000 with the median “sold” price being $1,165,000 meaning that most homes sold over the asking price. Redondo Beach Home Sales and Home Prices for May 2020

View the Sold Homes and Home prices in Redondo Beach for May

The numbers are in and May was the second month in a row of significant slow down in the number of homes sold. Only 52 homes closed escrow during the month compared with 87 in May of 2019.  While the number of home sales was poor, the prices were not.  The median list price for the month was $1,044,000 with the median sale price of $1,050,000 indicating that, although the number of sales was well down from average, it’s still a sellers market with very high demand. The average price per foot of the homes that sold was $638.47 and average days on market was only 30.

The housing inventory in the Golden Hills is on the rise.  It wasn’t long ago that the number of active listings in the Golden Hills of Redondo Beach was down to two. With the uncertainty created by the coronavirus and the impacts on the economy, homes in certain neighborhoods are starting to sit for a while.
The Golden Hills  sits just east of Hermosa Beach and South of Manhattan Beach, is one of those areas.
As of 6/4 there are now 11 homes on the market in this small pocket of Redondo Beach with at least one more coming soon.
