Redondo Beach Home Sales in January

Take a look at the homes that sold in the coastal community of Redondo Beach during the first month of 2021.  It was a pretty solid, although slower, month especially given that December is often a down month for homes going into escrow.  There were 62 property sales in Redondo Beach during January which was the lowest number of  home sales since last June.  The median “list” price was $1,199,950 with the median “sold” price at $1,241,000 indicating a very solid “seller’s” market and meaning that most homes sold well over the asking price. The Year in Review – Redondo Beach 2020 Real Estate Market at a Glance

What a year it was for the Redondo Beach real estate market.  There were 829 on MLS home and property sales compared with 861 in 2019.  The median sales price was a very impressive $1,250,000.  The homes only averaged 29 days on market before selling and the average price per foot was up quite a bit from 2019 to $651 a foot in 2020.

The High Sale of the Year in Redondo…..No Suprise It’s an Oceanfront Home

717 Esplanade Redondo Beach - Sold for $9,675,000

Not that it’s a surprise to anyone, but the most expensive home sale in Redondo Beach in 2020 was right on the beach. The oceanfront home at 717 Esplanade was a staple of the beachfront real estate market and it felt like it was always on the market….and that’s because it was. Originally listed in 2013 at $14,250,000, the home had years of price reductions and realtor changes. It’s a spectacular house and there’s just not much, if anything, like it…but the reality was it was priced way too high for Redondo Beach. After years of price reductions the one that finally worked was a price of $9,975,000 back in July of 2019. It took a while but it went into escrow in January 2020 and closed in February. The home offered 4 bedrooms, 6 1/2 baths and an incredible 7,000+ square feet.  The sales price was $9,675,000.
