The legacy of 433 Paseo De La Playa comes to an end with the home closing escrow for $17,000,000 in April.

The home had undergone a massive remodel and then was listed for $22,500,000.  

There are homes that take some time to sell….and some that take forever to sell.  433 Paseo De La Playa was originally listed in 2014 and it has now finally sold.  

There was no disputing the location as it’s simply magnificent.  The problem was the home itself and the price.  The home in it’s pre 2024 remodel was probably likely considered luxurious….but it was a whole lot of house (10,000+ sq feet!) that needed remodeling and clearly nobody was willing to take that on.

Welcome to the Redondo Beach real estate market recap for January 2026. Not surprisingly January was a very slow month for the number of closed escrows and home sales.  There were only 31 homes that sold during the month compared with 49 in December.  Again it’s not surprising as December is always a very slow month for new listings and homes going into escrow due to the holidays. There were 31 home sales to start off the year compared with 49 in December, 46 in November, and 60 in October. The average asking price was $1,652,432 with the average sold price at $1,641,500 which was a jump from $1,587,060 in December and $1,614,231 in November. The average price per square foot was $858 and homes averaged a fairly brief 41 days on the market (DOM) before going into escrow. Of the homes that sold 20 were in north Redondo Beach 90278 with a $1,563,875 average price and 34 days on market. 8 were in south Redondo Beach or 90277 with an average price of $1,883,625 and an average of 41 days on market. The rest were  in the Hollywood Riviera with a Redondo Beach 90277 mailing address but the homes are actually in the city of Torrance.

It was a slow year for condo sales in Brookside Village with only 10 sales during the year.  That was well below the historic average.  For comparisons sake there were 12 sold homes in 2024, 19 in 2023, 20 in 2022, 24 in 2021 and 26 in 2020.   Here is how it broke down this past year:

The average sale price in Brookside Village in 2025 was $773,540

  • One bedroom condos – 2 sold homes in 2025 with an average price of $537,500 and median price of the same
  • Two bedroom condos – 3 sold homes in 2025 with an average price of $676,000 and median price of $668,000
  • Three bedroom condos – 4 sold homes in 2025 with an average price of $968,750 and median price of $972,500

As of 1/21/26 there is only one condo for sale in Brookside Village.
