Redondo Beach is Back to School!
Sometimes it’s not great to be first but Redodo Beach is one of the earlier districts to start the school year. We wish you all a very good year Redondo.

Well summer may not officially be over but for the students out there today is the first day of school in the Redondo Beach School District. Happy back to school and we hope it’s a little easier than last year.

It’s no real secret that good schools help drive real estate values in certain neighborhoods and communities. Buyers with kids want to be in areas with good schools and that higher demand helps keep values up. Even those without kids greatly benefit from a strong school system. The stronger the schools the more insulated a market is from any downturns. That was very evident in Redondo Beach that saw home prices drop during the recession and housing crisis, but only a very small amount compared with other local areas that do not have as strong a school system.
A recent CAR study showed that 47% of home buyers said good schools were very importan, 23% said that they were somewhat important, 11% said not very important and 19% said that it was not important at all.
The 19% may not realize just how much of an influence schools play on values and demand. Good elementary schools are often part of a good community and without question most buyers would like to live in a good community.
The Redondo Beach Unified School District is highly ranked and that creates a very high demand, especially for families thinking of living in this coastal community.
The study also conclued that 43% of consumers age 34 or under believe highly rated schools are very important. 58% of consumers earning more than $100,000 a year think that highly rated schools are very important.
**This condo has sold** Please visit our current Fusion condos and townhomes for sale for updated MLS listings in Fusion South Bay.
It’s been a while since there was a home for sale in Fusion in the South Bay, the gated townhome community in the Hollyglen area of Hawthorne. Ideally located just east of Manhattan Beach, it’s is a fantastic alternative to Redondo, Manhattan and El Segundo. Prices would be exponentially higher if it were located just across the street, but the location still offers residents easy access to the active South Bay lifestyle with the beach, dining, shopping and more close by.
The current unit for sale is a “C” floorplan (see our video walkthrough of a different Fusion C townhome for a sense of the layout) which offers a very open kitchen/dining/living room areas with 2 bedrooms and laundry upstairs. The C floorplan also offers a 2 car attached garage. The ammenities of the complex include pool and spa, small playground, half basketball court and various exercise stations.
Located at 5406 W 149th Place unit #18, it is priced at $499,000 which, in our opinion, is low and would be a good deal for the buyer that purchases the home. Square footage is listed as 1,110 by listing agent Young Kim of Landmark, but in our experience the square footage is actually larger when measured.

Real estate on the Palos Verdes peninsula isn’t always easy to figure out. When people say Palos Verdes, or PV, it’s not always clear just what they’re talking about. With 4 different cities (really 5 if you include the unincorporated area that is actually called Palos Verdes Peninsula), multiple real estate areas often including more than one city, the entire area serviced by the Palos Verdes Unified School District, various zoning issues including equestrian areas and vastly different areas and neighborhoods (not to mention distinct climates)….how is one able to get a handle on the area?
The map below should help as it’s broken down into both cities and real estate “areas”.
The pink sections show Palos Verdes Estates and the corresponding real estate numbers used by realtors to break the areas down into similar real estate neighborhoods. The orange areas show Rancho Palos Verdes which had an abundance of very distinct areas and neighborhoods. The purple shows Rolling Hills Estates, green represents Rolling Hills (gated community with very large lots) and the yellow is the small pocket of Palos Verdes Peninsula.
