It’s been a very long time since we’ve seen a distressed sale in Redondo Beach due to the increase in property values over the last few years.  It’s harder for homeowners to be under water on their mortgage when prices keep rising but sometimes circumstances make it difficult.  A distressed sale can be anything from a short sale (when the seller still owns it but needs to sell at a loss) to a bank auction, to a bank owned home (bank officially foreclosed and is the actual owner)

That said a 3 bedroom foreclosed condo just came on the market and it’s in the the condo complex of Brookside Village in South Redondo Beach.   

814 Camino Real Unit #201 offers a nice opportunity at it’s current list price of $800,000….not so much in the discounted value (which there is some) but in the fact that finding a top floor condo at this price is quite challenging.   The last 2 top floor three bedroom condos that sold closed at $910,000 and $935,000.  Both were nicely remodeled but for a buyer in the $800,000 range top floor condos are few and far between.  That said the condo is pretty original and most definitely needs some love.

What A Month for Ocean View and Ocean Front Condo Sales

What a start to summer it has been for the ocean view and oceanfront condos in South Redondo. May 2024 saw ocean close properties close escrow.  Several were beachfront condos on the Esplanade although most were on the Esplanade but only ocean view…not ocean front.

The month was highlighted by the sale of 1000 Esplanade #B which was a newer condo with panoramic ocean views that closed at a pretty amazing $5,500,000.  This was a beautiful home for sure but with 3 bedrooms 3 baths and just over 2,300 feet….that’s a huge number!  Congrats on that one.

The top home sale of the month in Redondo Beach didn’t just sell above the list price…..it absolutely blew it away.  This 3 bedroom oceanview townhome (there’s nothing to the west of it other than the street but still can’t call it ocean front) was listed at $3,000,000 and sold, with multiple offers for $3,965,500.  The actual accepted offer was over $4.0M but price was negotiated down in lieu of some repair work.  Unbelievable!!!!

The home offered panoramic ocean views and an updated and upgraded interior.  Some of the highlights included beautiful hardwood floors, picture windows, multiple built in cabinets and shelving as well as the inspired kitchen with high end stainless appliances, butcher block and granite counters and more. 

The upper level primary had endless views and customizations had been done throughout.  All of this just steps to the beach and a few blocks to the shopping and dining of Riviera Village. 

The home had last been on the market in 2019 for $2,400,000 but didn’t sell.  Once again….wow.
