Hermosa Beach Pending Home Sales Reach 5 Year High

Hermosa Beach has long been one of the more sought after coastal communities with demand for homes in the small beach community always high.  Recent market conditions have created an even greater demand as inventory of active home listings has continued to decline while the few homes available quickly go into escrow.  The 31 homes in escrow or “pending” in June of 2013 is the highest number since 2007 and is helping drive prices up as demand continues to soar.

June saw 37 active MLS listings and homes for sale, 31 pending home sales and 18 closed escrows or sold homes. Visit our home sales page to see the homes sold in June 2013 and prices for the sold homes.  According to long time Hermosa Beach resident and top real estate agent Keith Kyle with South Bay Brokers, “This is an almost ideal climate for sellers with the usual summer demand in full effect due to buyers looking for homes in the Hermosa Beach school district, low inventory, historically low interest rates and prices continuing to rise.

Hermosa Beach Sand Section Real Estate Update

The inventory remains low in the sand section of Hermosa Beach with only 5 single family homes on the market in this very sought after area of the South Bay.  The sand section is the area of Hermosa Beach from The Strand (Hermosa’s famous ocean front walk) to the greenbelt located at Valley and Ardmore and offers many homes that have tremendous ocean views and are in close proximity to the beach and downtown Hermosa and Pier Plaza.

Upcoming New Construction in Hermosa Beach

Recent news has shown that builder confidence is up and that new construction starts is at a multi-year high. That’s not anything new for Hermosa Beach. A quick drive through the Hermosa Beach sand section makes it clear that builders are most definitely building. According to South Bay realtor and Hermosa Beach resident Keith Kyle with South Bay Brokers, “it’s hard not to notice the abundance of projects underway. In some areas there are 3 or 4 new homes being built on the same street. The market has always remained strong during the downturn, but the amount of builders buying older homes shows that confidence in the Hermosa Beach real estate market is very high.”  Much of the new construction is for owner users, but more and more spec projects are taking place as well. Below are some of the projects underway in Hermosa Beach. Prices on most are, as yet, undetermined but many do have some pricing information available. Beyond simply having a new home, the advantage to purchasing new construction when the project is underway is that buyers can often work with the builders in choosing finishes and truly make for a custom home.

No Shortage of New Construction in Hermosa Beach CA

Well it looks like we’re back to a building boom with hardly a block in Hermosa Beach that doesn’t have some type of construction happening. The new construction is focused primarily in the highest value areas of the sand section with multiple new oceanfront homes being built on The Strand with other notable builds taking advantage of ocean view and ocean close lots. With land at such a premium in Hermosa it no surprise that when values rise in the luxury home market the builders start actively seeking lots.

Hermosa Beach Real Estate – By the Numbers

The below chart offers a quick overview of the real estate market in Hermosa Beach as of March 4, 2013.  The month of February saw 12 closed sales with 40 active homes for sale and 32 pending home sales in this small coastal community.  Prices are definitely on the rise and is the case with neighboring Manhattan Beach and Redondo Beach, inventory is at near record lows while demand remains very high.   Click here to view the recent Hermosa home sales by month, or the current MLS list of homes for sale in all areas of Hermosa Beach CA.  The active listings averages and median home prices are skewed somewhat by the oceanfront home for sale at 2666 The Strand priced at $14,250,000.

Is the Hermosa Beach Market Calming Down?

Hermosa Beach has seen prices rise as demand has boiled over due to several months of very low home inventory but perhaps we’re starting to see that even out just a bit. The number of homes for sale has stayed relatively flat for 3 months now despite significant pressures due to pent up demand.  Click to view the active homes for sale in Hermosa Beach.

In addition we’ve seen an increase in months of inventory due to a higher number of new listings as of late. Inventory had been slowly declining for the past 12 months with December reaching a low point of only 1.2 months of inventory on the market. January saw a jump up to 4 months but as Hermosa is a very small community numbers do tend to fluctuate on occassion.
