What A Month for Ocean View and Ocean Front Condo Sales

What a start to summer it has been for the ocean view and oceanfront condos in South Redondo. May 2024 saw ocean close properties close escrow.  Several were beachfront condos on the Esplanade although most were on the Esplanade but only ocean view…not ocean front.

The month was highlighted by the sale of 1000 Esplanade #B which was a newer condo with panoramic ocean views that closed at a pretty amazing $5,500,000.  This was a beautiful home for sure but with 3 bedrooms 3 baths and just over 2,300 feet….that’s a huge number!  Congrats on that one.

Over the past few years, it seems like record breaking sales are very common. 

But sometimes they don’t just break the previous price record…..they shatter them.

The previous highest price ever for a top floor condo in Seascap 2 was $1,650,000 for 110 The Village #501.  Not surprisingly that was only a few months ago.

110 The Village #503 was a rare top floor penthouse unit.  There are a limited number of penhouse units so there’s only a sale or two on average.  The penthouse units not only had the advantage of higher elevation, hence bigger views, but the penthouse units enjoy a loft that adds about 400 extra feet compared with most units.

The 2 level condo offers 2 suites + den/office along with 2.5 bathrooms.  The lower bedroom is spacious and private. 

The main level offers soaring ceilings with massive windows to capture the light and the incredible views out front.   Main level also features the galley style kitchen, oceanfront living and dining room as well as the office and laundry closet. 

The upstairs loft suite, accessible via a narrow spiral staircase, doesn’t quite feel like the primary due to it being somewhat open to the room below, but it offers a huge closet, bath and nice ocean views.  This level also features a private patio on the roof top deck (no views unfortunately)

The home slightly dated but we’re not sure that really matters as the features that feel a bit older don’t matter much when the views are what you’re paying for.

The amenities of Riviera shores are limited, but the complex does have a jacuzzi and sauna.  

The condo had been listed in 2019 for $1,600,000 but did not sell and was eventually pulled off of the market.
