Senior Living a Rarity in Redondo – Breakwater Village 55+ Housing is an Exception

Breakwater village 55+ condos - 2750 Artesia Blvd in Redondo Beach

There are not nearly as many 55+ senior communities in Redondo as there are in Torrance, but there are a view. One of the more well known is located at 2750 Artesia and is called Breakwater Village. The community was built in 2007 by Scott Anastasi and offered 8 floorplans. The A & F floorplans are the same with the exception of the A unit having a den and the F unit having a bedroom with a closet instead of the den.

Brookside Village has been active lately with quite a few condos now in escrow. As Brookside Village is the most affordable housing in all of South Redondo Beach it’s not surprising to see this entry level market quite active. See also the current Brookside Village condos for sale.

While the project was controversial within the community, the development known as One South in South Redondo Beach has certainly been selling well. Located at 1920 S Pacific Coast Highway in Redondo Beach, the community consists of 52 residential units with retail shops and spaces below. The homes consist of 1, 2 and 3 bedroom condos and townhomes ranging between 860 to 1,950 square feet with modern styling and open floorplans all surrounding a sunny courtyard. The homes feature and all of the bells and whistles buyers expect in new construction in this price range. Wtih close proximity to the Riviera Village shopping areas as well as the beach, the community offers a nice community feel in a pedestrian type setting.

The recent sale of 1907 Plant #A at $1,550,000 and the recent escrow of the B unit selling quickly at or over the list price of $1,595,000 sets the new standard for detached townhome prices in North Redondo Beach. The #A home sold prior to completion and sold off market. We write articles every year as to what detached townhomes are selling for and it wasn’t all that long ago that we were wondering if they could support $1.1M numbers….now we’re at almost $1.6M for a high end, well located home. Pretty unbelievable.

Not surprisingly the lowest priced home in South Redondo Beach is located in Brookside Village. What is surprising is that it’s actually the lowest priced home in all of Redondo Beach (home prices in N Redondo are typically quite a bit lower) As of 1/31/20 the lowest priced home in Redondo Beach is a one bedroom condo in Brookside Village. This is a very nicely updated 1 bedroom 1 bath 669 square foot condo priced at $425,000. Brookside Village is pretty ideally located as it’s just a short distance from the beach as well as the shops and restaurants of Riviera Village and King Harbor/Redondo Pier.

Usually when a condo comes on the market it’s a 1 bedroom as the make up 75% of the homes that were built in the 70s. A rare 2 bedroom condo just came on the market and it offers some pretty spectacular views….especially for a 1st floor unit. The two bedrooms in each building are always the units closest to the water so views are always best in these layouts.
