Welcome to the 2023 real estate market recap for home sales in the Hollywoo Riviera.

2023 did not disappoint as it was a great year for home sales and home prices in one of our favorite neighborhoods of the South Bay. 

While the number of homes that sold was on the slower side a few of the months there were still 77 sold homes and closed escrows during 2023.

The average “asking” price for the year was $2,176,897 with an average sales price of $2,178,889.  The median list price was $1,649,000 with a median sold price of $1,680,000 so for the year homes sold over the list price which wasn’t surprising.

The newest listing to hit the market in the Hollywood Riviera and Redondo Beach is an oceanfront estate sitting high on the bluff of Paseo De La Playa.

The home is the highest on the street (other than condo complex of Cote D’Azure) so it offers seemingly endless views of the ocean, South Bay and LA coastline and Palos Verdes.

The home itself is extremely spacious at almost 5,700 square feet with 4 bedrooms + an office that could be used as a 5th bedrooms and 7 total baths.

The outdoor spaces are incredible with massive views from multiple areas.  The owners has transformed these areas into a tropical oasis with oceanfront pool deck with tropical landscaping and resort like feel.

While the home is huge and the views and location are simply stunning, we don’t really see this one selling at or near their $15,000,000 list price.  One challenge is that given the location at the very top of the hill they don’t really have a path to the beach like some of the others on the street.

Without question this is a legacy type property so we’ll have to wait and see if the price deters or it’s uniqueness makes it appealing at the $15,000,000 mark.

The median “list” price was $2,279,571 with the average sold price at $2,274,143 which was considerably higher than the October average price of $1,959,556.

The median price per foot was $958 and median days on market a very short 22.

The top sale of the month was a extensively remodeled ocean view home at 456 Camino De Encanto, Redondo Beach, CA 90277 which closed at $3,870,000.

Wide plank engineered wood flooring ties the space nicely together and gives it great flow.  The kitchen has been remodeled and reimagined with new cabinets and countertops, stainless appliances, backsplash and more.  The master suite offers high ceilings, great light with skylight type windows and great open space. 

The exterior has been updated with a clean look and the backyard is spacious with a large patio and a large grassy yard.

At $1,995,000 we picture this selling quickly and likely for over asking price.
