Priced out of The Strand in Manhattan and Hermosa? Great Option in the Hollywood Riviera

I get a number of inquiries from my site SouthBayOceanFront.com from buyers looking for a beach front home on The Strand in Manhattan Beach and Hermosa Beach.  Many of these buyers are extremely qualified and have the ability to comfortably purchase multi-million dollar homes.  The problem in today’s market is that values along the beach in Hermosa and Manhattan have gone up considerably in the past 18 months.  There are currently 9 oceanfront single family homes on The Strand and 8 of them are priced over $10,000,000.  That was a relatively unheard price point just 2 years ago and now there are several over $15,000,000.

So what is a $5,000,000 buyer to do?

Unfortunately homes becoming available in that range are probably a thing of the past, but there is an option not far and it may even offer attributes that The Strand can’t offer.  The area is the Hollywood Rivera (about 10-15 minutes south) and there is a fantastic bluff top street called Paseo De La Playa that offers oceanfront homes, large lots that extend all the way to the beach (some fortunate homes have paths that access the beach directly from the home), and views not only of the beach, but Palos Verdes, the ocean, King Harbor, and coastline views that extend all the way to Malibu.

As of this post, there are 2 oceanfront homes for sale on Paseo De La Playa.  The first is currently in escrow located at 605 Paseo De La Playa and is listed for $4,295,000.  The second is an off market sale in which the owner is trying to sell it themselves at 617 Paseo De La Playa and the owner is asking $4,350,000.

The homes on Paseo were all originally on leased land with many of the former owners buying out the leases in the past and are now owned free and clear.  Built in the 60’s and 70’s some of the homes are fairly original while many have been extensively remodeled.

For buyers (and sometimes even sellers) unfamiliar with the differences in local market in the South Bay, Redondo Beach is just one single real estate market.  In reality the differences between neighborhoods can be significant and home values and prices show a clear distinction between similar homes in North Redondo and South Redondo.    The city has a number of distinctive neighborhoods but the main sections are broken into North and South and the dividing line is basically 190th Street.  North Redondo is quite a bit less expensive due to the location as it sits behind Hermosa and Manhattan Beach so there are no homes with ocean views and the feel of the area is different as it’s not along the water.  South Redondo ends at the beach and the ocean to the west and has a unique beach charm and homes often have great views.  The recent listings and sales of very similar homes, both in terms of style, layout, size and new construction, make clear the differences in values.

How to find off market and pocket listings in Redondo Beach

There’s no doubt that the current market conditions greatly favor sellers in Redondo Beach.  Demand has remained strong with low interest rates and low inventory and every “deal”  seems to be a competition between every buyer interested in the area.  Tear downs get bought by builders, fixers get scooped up by flippers and investors, demand for mid range properties and townhomes continues to drive prices up, and the influx of money on the high end means luxury properties often disappear in a hurry as well.

Pocket listings and off market homes are all the rage in this market and can sometimes mean less competition and allowing buyers a “chance” to find something and pay a reasonable price.  With social media, networking groups and an abundance of realtors chasing every possibility these off market homes are less of a secret than they used to be, but still offer the most likely way of a buyer having a chance of finding a home and avoiding a bidding war.

Pocket and off market listings can mean a lot of different situations.  Sometimes a realtor has a listing agreement that doesn’t start for a while, sometimes they home is getting “prepped” and isn’t quite ready for the market, sometimes a realtor talked with a homeowner and they don’t want it on the market but may consider selling for the price.  The reasons are endless but these are all sellers that would consider selling their home.

So how does a buyer find out about these types of homes?

As these homes are not on the market, that means they’re not on the MLS which means they don’t generally show up on the Zillows, Trulias, Redfins and the searches that realtors send their clients.  These homes are more likely found by realtors very tied into the local market.  Whether through direct contact with potential sellers, networking groups, inter office communications or other sources, they are certainly harder to find.

The best bet is to look for a local real estate specialist that sells quite a bit in the area you’re looking.  Realtors that have experience in the area and have been successful, generally have made connections with sellers and realtors that could ultimately be very beneficial to you.  If you already have a relationship with a realtor that does all of that than let them know you’re searching for off market, as well as on market, homes.  If you don’t have that relationship we would be happy to help and search resources most realtors don’t have access to.  Contact us or fill in the form below to get started.

The Hollywood Riviera is one of my favorite areas of the South Bay. It offers great views, a small town community feel, ever present ocean breezes, and homes that generally fit on the lots (no McMansions) which make for a feel that you don’t often get in the overcrowded South Bay.  It’s hard to go wrong with any location in this coastal community but there’s one street that beats them all. Paseo De La Playa offers oceanfront living for the lucky few and enjoys the best of all imaginable views.  The homes sit up on a bluff, and enjoy views of Palos Verdes, panoramic ocean views, and coastline views from Redondo Beach all the way to Malibu.  What that makes for is ever changing, always impressive views.  During the day it’s all about the ocean and coastline, but in the evening when colors change, it becomes a fantastic city lights view along the coast.

The lots are huge and usually in the 20,000+ range although may are on leased land often with an option to buyout the lease every few years.  Depending on how high on the hill you are (lower elevation homes on towards the left above) there is sometimes direct beach access from the homes which dramatically increases the appeal as “RAT” beach (Right after Torrance) is just below and almost serves as a private beach as access is limited to a fairly long walk from the parking lot.

Homes on this street rarely become available and many are still in fairly original condition with original owners from the 1960s (honestly why would anyone want to move) and range anywhere from the low $3,000,000s- to well into the $6.0M’s for anything remodeled, especially with beach access.

Adding beach access, if not already there, is a huge struggle as it’s tightly regulated by the California Coastal Commission.  The only minor inconvenience to living on Paseo De La Playa is that it’s a moderately busy street and a frequent route for both cars and bicyclists going between Redondo and Palos Verdes.  There is one condo complex at the top of the street called Cote D’Azure with 87 units perched high on the bluff surrounding extensive grounds and pools.  The units are 2 bedrooms generally ranging between 1300-1550 square feet.  Many units do not sit oceanfront and have limited views, while the rare few offer similar views to the SFRs just down the street.

Overall the homes on Paseo De La Playa offer some of the best features imaginable for those looking into the epitome of California coastal luxury living.

One of the more unique communities in Redondo Beach and the South Bay is located at 1800 S Pacific Coast Highway.  It is a relatively new complex with more updated finishes and layouts but what makes it unique is the setting above and what’s below.  The community sits above retail and restaurant areas with a huge subterranean parking garage below.  The parking is split between guest use and resident use (with the resident parking behind a gate).

The main level consists of individual detached homes (technically townhomes) arranged among colorful gardens, brick walkways, gazebos and more.  Designed to offer the  true community feel of the beach communities of the 40’s and 50’s, each home has a unique look but all share a similar Cape Code styling to give the community a sense of uniformity, while offering a level of individuality not found in most planned unit developments.

The complex has 98 homes ranging from 3 bed/3 bath with 1,497 square feet to 41800 PCH Redondo Beach bed/3 bath homes with 1,836 square feet and many options in between.     Other than the slightly odd parking situation, which feels more like a condo than townhomes, this is one of my favorite complexes in the South Bay.  Residents seem to love the neighborhood feel and location not to far from the ocean and walkable to Riviera Village.   As part of Redondo Beach, the residences also attend Redondo Unified School District and offers fantastic and highly ranked schools K-12.

Recent prices have ranged from the high $1,200,000s to around $1,450,000
