Think Home Staging Doesn’t Make Much of a Difference?

It always amazes me the little effort some realtors put into selling their listing and how much money they may be leaving on the table for their clients.   One of the biggest differences in what realtor do (or don’t do) is how they present the home.  From staging to cleaning, to photography, it all matters.

Staging isn’t something done in most listings but it can make a huge difference.  Whether it’s staging a vacant home or adding to or rearranging the sellers own furniture (more often than not its actually decluttering), staging serves many purposes but it always helps present the home in a better light.

The photos above show a recent listing of mine before we staged it and after.  This was the same light, both clean and looking good but what a difference staging makes. It was a beautiful condo in Fusion South Bay, and likely would have done just fine without staging but for this home it served several purposes.  The most obvious is that it can take a rather cold and sterile feeling room and make it far more warm and inviting.  For this particular condo, it was on the smaller side with only 1000 square feet, so the additional purpose is eliminating many buyer perceived concerns.  Rooms are often bigger than they appear when empty and buyers often wonder if their furniture will fit, whether the bedroom will even hold a queen bed, where the TV is going to go.  All of this can be eliminated by staging properly and the buyer hesitations are eliminated and buyer then tend only to focus on the positives.  The sale of this home set the new sales record for an “A” floorplan unit in Fusion.

El Camino Village a Great Alternative For South Bay Home Buyers

For many home buyers searching in Redondo Beach and Torrance, finding a single family home in their price range is often not possible.  An alternative to these more expensive areas is a small community locally known as El Camino Village, located near the El Camino City College.  The community name is somewhat made up as it actually consists of 2 different cities, Lawndale and Gardena, but has helped create a nice community feel not shared with some other areas of the same cities.  El Camino Village is a bordered by Prairie to the west, Marine to the north, Manhattan Beach Blvd to the south and Crenshaw to the east.

What makes the area fairly unique is that zoning only allows for single family homes and with elementary schools located within walking distance, the area has a very nice look and feel.  The Lawndale and Gardena neighborhoods do not actually connect and are divided by an aquaduct with the Lawndale side having a bit more of a uniform feel and home values being slightly higher.

Home prices have risen rapidly in 2014 with the smaller 3 bed/1 bath homes starting in the low to mid $400’s and larger or upgraded homes quickly reaching into the mid $500’s.

Home of the Week – 721 Esplanade – Oceanfront Living in the South Bay

There are many condos along the oceanfront Esplanade in Redondo Beach with great views.  The area has a number of larger complexes on the west side of the street that overlook the beach and ocean, but due to the architecture, location, and proximity to the neighboring buildings, views are sometimes limited.  This latest listing at 721 Esplanade, known as Oceania, is about as good as it gets.

Sitting oceanfront in the northern side of the building, the unit overlooks a single family home (granted a spectacular single family home at 717 Esplanade for sale just south of $13.0M) .  Given the location in the building, even the side bedroom (which would have no view in most buildings) has a pretty spectacular Redondo/King Harbor view.  While the current price of just under $1.2M seems a bit high to us for a non penthouse unit, it’s been nicely updated, has large rooms, and offers one heck of a view.  Given the location of the building, the location of the unit, and the condition, it may appeal to a number of people looking for affordable luxury.   The Oceania building, along with the neighboring 727 Esplanade, sit higher on the bluff than other buildings as well adding to the expansive view.
