By the Numbers - Home Sales and Prices for April

April 2020 was a very slow month for home sales in Redondo Beach which wasn’t all that surprising given the uncertainties for both buyers and sellers.

Overall there were 40 on market property sales which was less than half of the 82 homes that had sold in April of 2019. Median list prices for the month was $1,150,000 with the median “sold” price also being $1,150,000 which indicates a strong seller’s market. The average price per foot was $671.

• Down 29.8% compared to last month
• Down 56.5% compared to last year

• Down 50% compared to last year

Suddenly an Abundance of Homes for Sale in the Golden Hills

market update - the Golden hills in North Redondo beach

It’s not yet clear whether the increase in the number of homes for sale in the Golden Hills is due in larger part to timing (spring is often when we start seeing an increase in the number of homes that come on the market) or due to the slowdown that the covid impacts are having, but in the past month we’ve seen the number of active listings go from 2 up to the current 7 homes for sale.  It may also be due, in part, to the pricing as a few of the recent listings are really trying to break some records in terms of list and sales price.  The Golden Hills is somewhat unique for Redondo Beach as the neibhrohood is comprised of almost exclusively single family homes without the abundance of townhomes and condos seen throughout most of North Redondo.

Big Jump in Redondo Beach Pending Home Sales Comes to an Abrupt Halt

Update on the Redondo Beach real estate market

We were very excited to see the steady and signifcant number of pending home sales in Redondo Beach to start off 2020.  Unfortunately the impacts of the Covid-19 changed that in a hurry. After a multi year low of only 34 pending home sales, we saw a nice jump to 51 in January and 63 in February.  Unfortunately March saw a drop to 41.   The inventory is part of the problem as with only 70 active listings that’s 50% fewer homes than the end of 2019.
