South Bay Brokers Names 2012 Top Producing Agents

South Bay Brokers, one of the top real estate firms in the South Bay of Los Angeles, has recently named their Top Producing Agents for  2012.   RedondoBeachRealEstateHomes.com and Redondo Beach realtor Keith Kyle was once again a top producing realtor.  Thank you to my many clients that have put their trust in me over the years and have allowed me to part of their real estate needs.

Fusion and 360 South Bay Hot Real Estate Markets

With inventory continuing to decline the condo and townhome markets in the Hollyglen communities of 360 South Bay and Fusion South Bay have continued their torrid pace.  Both complexes are located along Aviation Blvd in the area of Hawthorne known as Hollyglen.  Fusion South Bay was completed in 2007 and 360 South Bay began releasing units in the past 2 years, so both offer a very affordable way of getting new or newer construction in the area which is very rare in the South Bay.  According to Manhattan Beach realtor Keith Kyle “many home buyers in the area often start their search looking for homes in Redondo Beach and find that in the mid $400K -$550K range what they can afford is much older and smaller.  Fusion and 360 offer a similar location, great schools and a much lower price point.  Simply put you get much more for your money.”

The market has been very active with 8 resale units currently in escrow.  360 is still currently releasing new construction units and most are not on the MLS so there are a number of additional sales not noted below.  As of March 13th there are no active condos or townhomes for sale in Fusion but click below for the latest list of homes for sale as it’s continually updated.

Hermosa Beach Real Estate – By the Numbers

The below chart offers a quick overview of the real estate market in Hermosa Beach as of March 4, 2013.  The month of February saw 12 closed sales with 40 active homes for sale and 32 pending home sales in this small coastal community.  Prices are definitely on the rise and is the case with neighboring Manhattan Beach and Redondo Beach, inventory is at near record lows while demand remains very high.   Click here to view the recent Hermosa home sales by month, or the current MLS list of homes for sale in all areas of Hermosa Beach CA.  The active listings averages and median home prices are skewed somewhat by the oceanfront home for sale at 2666 The Strand priced at $14,250,000.

It was only a few weeks ago when 2826 The Strand Hermosa Beach that sold in May of this year for $18,590,000 which was a record sale price…..well that record didn’t last too long.

Listed by Robb Stroyke of Bayside, the new highest priced home sale in Hermosa Beach just closed and it sold off-market.

Unlike the usual rectangular lots that front the beach, this one was somewhat triangular with a very narrow side on the east, but more importantly a very wide side facing the beach.  The lot featured an incredible 71 feet of beach frontage.  The home was also camparatively enormous offering almost 7,000 square feet.  The home took full advantage of the oversized frontage with glass window walls and a very unique infinity type pool out front.

Hot Real Estate Market in Hollyglen and Del Aire

The month of February 2013 saw a big number of home sales in the Hollyglen and Del Areas of Hawthorne, CA with 12 homes sold.  Of the 12 homes sold  8 were single family homes with 4 being condos or townhomes in the 360 South Bay complex or the Fusion South Bay.  One of the homes was a bank owned property with all others being standard sales.  Hollyglen is a wonderful somewhat “secret” neighborhood in Hawthorne CA located west of the 405 between Rosecrans and El Segundo Blvd.  It has a wonderful community feel and it’s own award winning school district, Wiseburn, that it shares with parts of Del Aire, another neighborhood of Hawthorne CA that sits east of the San Diego freeway.  Click to view the current Hollyglen and Del Aire homes for sale as well as recent Hollyglen home sales.  Below is a full list of February home sales in the Hollyglen and Del Aire areas.

Is the Hermosa Beach Real Estate Market Calming Down?

Hermosa Beach has seen prices rise as demand has boiled over due to severalBeachfront homes for sale on the Hermosa Beach Strand months of very low home inventory but perhaps we’re starting to see that even out just a bit. The number of homes for sale has stayed relatively flat for 3 months now despite significant pressures due to pent up demand.  Click to view the active homes for sale in Hermosa Beach.

In addition we’ve seen an increase in months of inventory due to a higher number of new listings as of late. Inventory had been slowly declining for the past 12 months with December reaching a low point of only 1.2 months of inventory on the market. January saw a jump up to 4 months but as Hermosa is a very small community numbers do tend to fluctuate on occassion.
