Let’s take a quick look at the month that was for home sales in Redondo Beach CA.  January was a great month for  real estate in Redondo Beach especially in terms of the home prices of the homes that sold during the month.  In terms of the number of homes that sold it was  slower than the prior months but that’s not unusual as the holidays really slow the homes going into esrow during December.  There were 62 on market home sales compared with a very low 35 sales during the previous January.  View addresses, prices and details of the homes that sold in Redondo Beach during January.

The numbers are in and May was the second month in a row of significant slow down in the number of homes sold. Only 52 homes closed escrow during the month compared with 87 in May of 2019.  While the number of home sales was poor, the prices were not.  The median list price for the month was $1,044,000 with the median sale price of $1,050,000 indicating that, although the number of sales was well down from average, it’s still a sellers market with very high demand. The average price per foot of the homes that sold was $638.47 and average days on market was only 30.

Redondo Beach Real Estate – At a Glance

Redondo Beach Real Estate Market Snapshot

The Redondo Beach real estate market definitely slowed down in April due to the impacts and uncertainties of coronavirus.  Redondo felt the effects more than most South Bay cities with the number of home sales going from 92 the previous April to only 40 this year.  That’s an incredible drop. 

The good news is that the homes that did sell are still reaching new heights.  The median sales price for the month was $1,247,000 with an average price per foot of $649,000 which was a big increase from the prior year.

Update on the Redondo Beach real estate market

We were very excited to see the steady and signifcant number of pending home sales in Redondo Beach to start off 2020.  Unfortunately the impacts of the Covid-19 changed that in a hurry. After a multi year low of only 34 pending home sales, we saw a nice jump to 51 in January and 63 in February.  Unfortunately March saw a drop to 41.   The inventory is part of the problem as with only 70 active listings that’s 50% fewer homes than the end of 2019.

Home Sales in redondo Beach for February

February was a very slow month for closed home sales in Redondo Beach with only 44 homes sold during the month. That’s the fewest home sales in a month over the past 18 months other than December  2019. 

Prices were solid as they’ve been over the past 18 months with the median list prices of $1,199,000 and a median sales price of $1,182,000.  Average price per foot for sold homes in Redondo Beach was $714.  Average days on market was only 55 which is another indication of a strong sellers market.  27 of the home sales were in the 90277 or South Redondo area (8 of those home sales were actually in the Hollywood Riviera which has a Redondo mailing address but is technically in Torrance)  19 of the homes were in North Redondo Beach or 90278 zip code.   See the Redondo Beach real estate stats for the past 15 months below.
