If you’re looking for something near the water in Redondo Beach…..this one mightThe Village owners pool in Redondo Beach be it.  The most recent condo for sale in The Village Condos and Townhomes is a beautiful 1 bedroom oceanview condo.    The combination of top floor location and unit number (higher the number closer to the water) means that this one has a tremendous harbor and ocean view compared with most units.  In our opinion this one definitely is going to sell VERY quickly.  Top floor condos sell for a premium with nobody above and a better view than even a level below.  Another really nice feature of 3rd floor units is that the kitchen wall that was in the original build (people liked to separate living spaces back then) has been completely removed making for a much more open layout and loads more light.  The one just below at 620 The Village #212 just listed for $789,000 and this is superior in every way…… priced at $785,000 will have huge appeal and will likely sell quickly with multiple offers.

Redondo Beach Real Estate Recap – May By the Numbers

The activity level was solid but slower with with 60 home sales during the month compared with 76 in April.  View all of the homes that sold in May in Redondo Beach.

Median sales price for the month was $1,552,000.  The average “list” price was a pretty massive $1,567,867 with the average sold price at $1,685,169 meaning that, in general, homes sold WAY above the original list price.

The average price per foot was $890 and average days on market was a very brief 10 days before going into pending status.

The top home sale in Redondo Beach during the month of May was a HUGE almost 6,000 sq foot coastal plantation style single family home located at 632 S Irena.

The home offered 7 bedrooms, 9 total baths and an incredible backyard oasis complete with slat water pool, firepit, multiple TVs, gas tikis, bar area and putting green.

Unfortunately the home sold off market so we never had the chance to tour the home but it sounded incredible and sold for a big price tag.

We wrote about this home a month or two ago and wondered if north Redondo would support a list price of almost $4,000,000.  The answer was a resounding yes.

Listed at $3,799,000 this home sold at almos full price closing at $3,790,000….and quickly.

This was one of the nicest homes we had ever seen in North Redondo Beach 90278, but this sales price was definitely impressive.   

There have been a number of newer construction resale homes recently listing and selling close to $3M and now up from there and those are on much smaller lots.  With a 7,500 foot lot on Ralston you get a big home and still plenty of backyard…..enough for a yard and a pool and spa.  Like most new construction in the beach cities, the home has a “coastal plantation” look and feel with a very open layout and lots of white making for a bright and open feel.

North Redondo is just east of both Manhattan Beach and Hermosa Beach so unlike South Redondo, this part of town does not extend to the beach.
