One of the more unique communities in Redondo Beach and the South Bay is located at 1800 S Pacific Coast Highway. It is a relatively new complex with more updated finishes and layouts but what makes it unique is the setting above and what’s below. The community sits above retail and restaurant areas with a huge subterranean parking garage below. The parking is split between guest use and resident use (with the resident parking behind a gate).
The main level consists of individual detached homes (technically townhomes) arranged among colorful gardens, brick walkways, gazebos and more. Designed to offer the true community feel of the beach communities of the 40’s and 50’s, each home has a unique look but all share a similar Cape Code styling to give the community a sense of uniformity, while offering a level of individuality not found in most planned unit developments.
The complex has 98 homes ranging from 3 bed/3 bath with 1,497 square feet to 4 bed/3 bath homes with 1,836 square feet and many options in between. Other than the slightly odd parking situation, which feels more like a condo than townhomes, this is one of my favorite complexes in the South Bay. Residents seem to love the neighborhood feel and location not to far from the ocean and walkable to Riviera Village. As part of Redondo Beach, the residences also attend Redondo Unified School District and offers fantastic and highly ranked schools K-12.

There are many condos along the oceanfront Esplanade in Redondo Beach with great views. The area has a number of larger complexes on the west side of the street that overlook the beach and ocean, but due to the architecture, location, and proximity to the neighboring buildings, views are sometimes limited. This latest listing at 721 Esplanade, known as Oceania, is about as good as it gets.
Sitting oceanfront in the northern side of the building, the unit overlooks a single family home (granted a spectacular single family home at 717 Esplanade for sale just south of $13.0M) . Given the location in the building, even the side bedroom (which would have no view in most buildings) has a pretty spectacular Redondo/King Harbor view. While the current price of just under $1.2M seems a bit high to us for a non penthouse unit, it’s been nicely updated, has large rooms, and offers one heck of a view. Given the location of the building, the location of the unit, and the condition, it may appeal to a number of people looking for affordable luxury. The Oceania building, along with the neighboring 727 Esplanade, sit higher on the bluff than other buildings as well adding to the expansive view.

The South Bay is definitely not a “seen one, seen them all” real estate market. Homes are often as unique as the owners that built them. 709 Esplanade is definitely one of those homes. When we first saw this home we were fairly shocked to see a price tag of $9,900,000. Despite being a very large home at a seller stated 9200 feet, it’s a home needing an abundance of work to appeal to most buyers. It’s been listed, cancelled and relisted a few times with the current offering at a somewhat more reasonable $6,995,000. They’re also banking on taking a pretty wacky house and adding a pretty wacky situation as it’s listed with one of TV personalities from the West Side. The house itself was clearly custom designed and decorated with the most eye catching feature being seemingly 9000 feet of pink marble floors. Pink hued fountains, frogs, mermaids, multi colored mosiacs and dark and heavy accests and more are found throughout the home. Since originally listed the home has been cleared out which helps quite a bit, but we still feel this price is on the higher end given the work that needs to be done. That said, the size and the beach front location is almost as unique as the home itself and some buyer may feel that the good outweighs the unique.
