Condo Spotlight – 721 Esplanade – Oceanfront Condos in Redondo Beach
By Keith Kyle
In our continuing discussions of oceanfront condos in Redondo Beach today we’ll spotlight the Oceania building at 721 Esplanade. As this is one of the furthest south of all the larger condo buildings views are often about as good as they get….especially on units that face NW. Oceania consist of 28 1 and 2 bedroom condos, all directly facing the ocean. Some of the units sit on the corner and enjoy even more dramatic views that extend from Palos Verdes to Malibu with the coastline and King Harbor in between.
HOA fees run around $315 a month (as of August 2014) but the amounts vary slightly. Oceania has a very nice sun deck but the building does not have a pool or spa. The building does have a small fitness room and laundry is common area with individual units not having W/D hookups. As of this post, pets are permitted according to the CCRs.
721 Esplanade sits as high on the bluff as any of the buildings so views are just about as good as it gets (it also has the best ocean front views of any parking lot we’ve seen).
Another very nice aspect to the location of Oceania is that it is a relatively short walk to the charming shopping and dining area of Riviera Village near the Hollywood Riviera.
Currently there is one beautiful corner unit for sale and while still for sale can be seen here.

Redondo Beach epitomizes the very best in beach living. Much larger than neighboring Manhattan Beach and Hermosa Beach, Redondo offers housing of every type and just about every price. One of the most affordable ways of living in Redondo Beach is in one of the many condominium buildings in the city. Condo options can range from the very inexpensive Brookside Village to ocean front luxury of Seascape or the Village and oceanfront homes on the Esplanade. Due to zoning issues the majority of the condos for sale can be found in South Redondo Beach and many offer great ocean views and proximity to the beach.

Oceanfront Condos Abound On the Esplanade in Redondo Beach
If you dream of big ocean views, the sounds of the sea, and living by the beach….Redondo Beach may be an ideal place to consider. Unlike neighboring Manhattan Beach, Hermosa Beach and Palos Verdes, with oceanfront homes meaning a multi million dollar price tag, Redondo Beach offers a far more affordable way of living at the beach. Currently there are 6 condos that either offer ocean views or are ocean front in South Redondo. According to top Redondo Beach realtor Keith Kyle, “Redondo Beach has very different zoning than Manhattan or Hermosa, which allowed for high rise complexes to be built in the 1970s. This allowed for a much larger number of ocean front and ocean view homes which has kept prices far more affordable. Below is a list of the current condos located in The Village, Seascape and the various buildings along the Esplanade, Redondo’s oceanfront street.

Redondo Beach Ocean View Condo Update
For most of us, living ocean front in Manhattan Beach or Hermosa Beach is unrealistic and unaffordable. Prices generally start in the multi millions and the few Strand “fixers” that are still out there are usually quickly bought up by developers and builders. Redondo Beach is different, however, as zoning has made for larger condo complexes, many with great views, and almost all far more affordable. As of November 6th 2012, there are currently 6 condos on the market….most with spectacular ocean views. The most prominent areas to find ocean view condos in Redondo Beach are the Esplanade, the oceanfront street in the cities southernmost area, and The Village and Seascape which are a series of buildings built in the 1970s that generally overlook King Harbor.
