Where Have all the Ocean Front and Ocean View Condos Gone?

Although the housing inventory has been low in Redondo Beach for almost 2 years now, the market for and ocean view Village condos is almost non-existent. Popular condo complexes such as The Village, the Seascape buildings, and various oceanfront buildings on the Esplanade are nowhere near the normal inventory levels. According to realtor Keith Kyle, “It’s really been months since there’s been anything new. There are currently a few places that have been on the market for some time now, but the few new listings, if priced anywhere near where they should be, disappear quickly.”

“These homes offer the iconic South Bay beach lifestyle and are are highly sought after, often by professionals that travel extensively, local retired or semi-retired people looking for that vacation beach feel, or those priced out of nearby townhomes and single family homes.”

This Weeks Least Expensive Home in Redondo – 605 Prospect in Brookside Village

As is often the case, the least expensive home in Redondo Beach (not including 55 and older buildings) is located in South Redondo’s

Brookside Village.  Brookside Village is a planned community comprised of 385 condominium units in 32 buildings in a park like setting and located just a short distance to the beach. The complex offers 2 pools, 3 Jacuzzis, 2 saunas, 2 tennis courts, a clubhouse, and a gym.   All of the addresses are on either Prospect or Camino Real.

Currently the least expensive home is located at 605 Prospect #106.  It is a lower level 1 bedroom/1 bath with just about 670 square feet.

Condo Spotlight – 721Esplanade – Oceanfront Living in Oceania

In our continuing discussions of oceanfront condos in Redondo Beach today we’ll spotlight the Oceania building at 721 Esplanade.  As this is one of the furthest south of all the larger condo buildings views are often about as good as they get….especially on units that face NW.  Oceania consist of 28 1 and 2 bedroom condos, all directly facing the ocean.  Some of the units sit on the corner and enjoy even more dramatic views that extend from Palos Verdes to Malibu with the coastline and King Harbor in between.

HOA fees run around $315 a month (as of August 2014) but the amounts vary slightly.  Oceania has a very nice sun deck but the building does not have a pool or spa.   The building does have a small fitness room and laundry is common area with individual units not having W/D hookups.  As of this post, pets are permitted according to the CCRs.

Oceania at 721 Esplanade in Redondo Beach721 Esplanade sits as high on the bluff as any of the buildings so views are just about as good as it gets (it also has the best ocean front views of any parking lot we’ve seen).

Another very nice aspect to the location of Oceania is that it is a relatively short walk to the charming shopping and dining area of Riviera Village  near the Hollywood Riviera.
