One of the top home sales in Redondo Beach during September was actually in North Redondo Beach 90278.  That’s not often the case as South Redondo is closer to the beach and home values adjust accordingly. That being said 2403 Ralston Lane sold for almost $4,000,000 which would have been absolutely unheard of a year or two ago. The home was beautiful new construction on a large 7,500 foot lot. The location left a bit to be desired as it’s in a pocket that’s pretty close to commercial and industrial but Ralston still have a residential feel. Some of the highlight features of the home included three fireplaces, 10-inch-wide white oak hardwood floors, beamed ceilings, wine display rack in the dining room. Outdoor spaces were incredible with covered patio featuring gas fireplace and stone-enclosed BBQ grille, huge backyard with resort style pool and jacuzzi. In addition to the main living spaces, the home offers a 546 sq foot accessory dwelling with fully equipped kitchen, living room, bedroom, and bathroom.

New construction single family homes are fairly rare in North Redondo Beach so it’s always slightly difficult to guage the demand.  

The newest listing at 2302 Ives Lane will be an interesting test for the very highest end of the N Redodo real estate market.  

Listed at $3,750,000 that’s a very big number in slightly cooling market. There are some relatively equivalent home sales in the past 8 months but the challenge is lot size and location.  The home is pretty far east for the price.

The best comp is 2317 Ralston Lane which sold at $3,790,000 back in June but that was a hotter market.  We’ll have to wait and see if the luxury market is still as strong as it had been a few months back.

The High Sale of the Year in Redondo…..No Suprise It’s an Oceanfront Home

717 Esplanade Redondo Beach - Sold for $9,675,000

Not that it’s a surprise to anyone, but the most expensive home sale in Redondo Beach in 2020 was right on the beach. The oceanfront home at 717 Esplanade was a staple of the beachfront real estate market and it felt like it was always on the market….and that’s because it was. Originally listed in 2013 at $14,250,000, the home had years of price reductions and realtor changes. It’s a spectacular house and there’s just not much, if anything, like it…but the reality was it was priced way too high for Redondo Beach. After years of price reductions the one that finally worked was a price of $9,975,000 back in July of 2019. It took a while but it went into escrow in January 2020 and closed in February. The home offered 4 bedrooms, 6 1/2 baths and an incredible 7,000+ square feet.  The sales price was $9,675,000.
