Welcome to the February 2022 real estate recap for Redondo Beach. It was a slow month for the number of homes sold with 37 closed home sales during February. Search the current homes for sale in Redondo Beach
Inventory of Redondo Beach homes for sale always drops in December as owners don’t want the hassle of showings and open houses during the holidays but the level of available home inventory is starting to be a real concern. Considering that there were 125 homes for sale in December of 2020 it’s not hard to see that it’s a problem. The current market is just about perfect for home sellers but that’s definitely the opposite for home buyers at the moment. Currently the least expensive home for sale in Redondo Beach is a 410 foot studio condo in The Village which sits just behind King Harbor and the Redondo Beach pier.
New to the market as of 12/2 this is a fairly rare studio condo in The Village in South Redondo Beach. The studios offer 410 square feet in a fairly spacious layout. This first floor unit offers a tiny ocean peak (studios are always the furthest from the water), an oversized deck, laminate flooring and a bright look and feel. The condo was nicely remodeled with stainless appliances and granite countertops.

It’s been clear for months that the inventory of “active” listings in the South Bay and Redondo Beach has slowly been declining. With record months in terms of the number of sold homes in Redondo, the new listings each month just can’t keep up. As of 11/26 there are only 24 active listings on the MLS in all of Redondo Beach!! Last October there were 94 homes for sale. This is definitely not good news for home buyers and is certainly not going to help with the housing crunch and unceasing demand. There were 80 homes that sold on the MLS which made for a very impressive month. The average list price was $1,419,042 with the average sold price at $1,460,956 meaning that homes sold well over asking price.. Homes that sold averaged only 16 days on market before going into escrow. The top sale of the month was a very large single family home at 712 Sapphire that offered 5 bedrooms, 5 baths and just under 4,700 square feet on a huge 9,000+ foot South Redondo lot. The home closed at $3,550,000. The low sale was a 1 bedroom condo in Brookside Village that closed at $475,000.

The Golden Hills is the neighborhood in North Redondo Beach closest to the water. It sits just east of Hermosa Beach and offers primarily single family homes. These homes are often referred to as “tall and skinny” given the 25×100 foot lots making the homes…..skinny. What’s nice is that you can often get a single family home with decent square footage at a townhome price. Unfortunately there’s just not much on the market so at the moment there’s not much to choose from. Want an even easier way of keeping current with active listings?
