The Hollywood Riviera consists primarily of single family homes with a few condoand townhome options.  One of the largest condo complexes is Cote D’Azure perched in a spectacular oceanfront location.  Sitting on the highest spot of the spectacular street Paseo De La Playa, the complex resides among multi million dollar homes and just up the street from a home that recently broke the record for the highest priced on market residential sale in the South Bay.

The complex features 4 rectangular buildings with 3 floor and units on both sides of the buildings. All of the homes are single level condos and are situated around a very nice ocean view pool area. There are very few units directly facing the ocean but many have great views from somewhat of an angle. The buildings themselves feel a bit dated with long hallways and a somewhat industrial look, but the units generally offer great light, loads of windows and many have been beautifully updated.

The Rising Values of 1 Bedroom Ocean View Condos in The Village

The one bedroom Village condos in Redondo Beach are a great indicator ofThe Village ocean view condos the South Redondo real estate market over time as the units are all the same size and configuration. The ocean views make a big difference as well as the floor it’s on, but in general the units are pretty similar. Therefore the changes in values year over year make for a good indication of the direction the market is heading.  See below for information on the sales so far in 2018 and how they compare with 2017 and 2016.  It indicates while prices are still high the market is softening with a smaller increase in values from 2017 as well as a longer average days on market.

2018

As of September 10th,  2018 has seen 5 one bedroom condos sold at a median price of $630,000 and an average price of $628,000.  That averaged out to around $1,015 a square foot for the year.  Another important number was the average days on market for 2017 which was 35.

Without question the highest priced home currently on the market is the oceanfront home located at 709 Esplanade in South Redondo Beach. While there are numerous condo complexes on the Esplanade there are only a very small number of single family homes along Redondo’s waterfront street. 709 Esplanade is pretty unique in just about every way. While the location is the primary selling point the home is absolutely huge offering somewhere between 8,800 and 9,200 square feet. The home features 5 bedrooms and 6 bathrooms, many of which enjoy incredible and unblockable views. With 51 feet of ocean frontage this home is rare indeed.

The home has been on the market for almost 5 months and has an interesting history on the market.  It was on the market back in 2012 at $10,000,000 but was absolutely not the home it is today.  Picture almost 10,000 feet of pink tile and that pretty much sums up what it was like.  They struggled to sell and after many price drops and several realtors it finally sold at $6,350,000 in 2015.
