Welcome to the February 2022 real estate recap for the month that was in Redondo Beach home sales and home prices.  Below is a full list of the homes, townhomes and condos that sold in all of Redondo Beach during February.

It was a very slow slow month for closed home sales in Redondo with only 37 on MLS homes closing escrow during the month.  Compare that to the 71 homes that closed escrow in December and it’s not hard to see just how slow the market was.

The average “list” price in Redondo was $1,244,162 with the average sold price at $1,330,530 meaning that, in general, homes sold WAY higher than the list price. Ideally located just steps to Torrance beach and moments from the sand, the location offers the casual beach lifestyle.  Just blocks to charming Riviera Village you almost never need to use your car.  The condo itself was remodeled a few years back and is absolutely beautiful with just about every surface and finish being updated and upgraded.  The condo is, unfortunately, not on the west side of the building so no ocean views.

434 Calle Miramar the ONLY Hollywood Riviera Home to Sell in January

While the overall real estate market in Redondo Beach was pretty slow in January, the market in the Hollywood Riviera came to an almost complete stop.    There was only one property that closed escrow in the Hollywood Riviera during the entire month.

The only closed sale was a 2 bedroom townhome at 434 Calle Miramar in the Village Palos Verdes complex.  The location of this complex is great as it’s just blocks to the ocean and beach but does get a bit of road noise.  This 2 bedroom unit is the smallest layout with a bit under 1,400 square feet.  Some units have great ocean views but unfortunately 434 Calle Mirarmar didn’t offer any ocean views but certainly enjoys the beach breezes and weather.

2021 Redondo Beach Home Sales – Year End Real Estate Recap

What a year it was for the real estate market in Redondo Beach.  There wereesplanade condos 1015 on MLS home sales and closed escrows during the year.  The average “list” price was $1,348,000 and the average “sold” price was an impressive $1,388,000 meaning homes generally sold WAY over the asking price.  Average price per foot is $767 and the average days on market was a brief 20 before going into pending status.

What a crazy year it was for home sales and home prices in the neigbhorood of the Golden Hills in north Redondo Beach. This small pocket of primarily single family homes is always an interesting area to watch but prices skyrocketed in 2021.

There were 111 on MLS home and townhome sales during the year. The average “asking” price was $1,359,217 with the average “sold” price was $1,426,916 meaning homes generally sold WAY over the list price indicating a market very favorable to home sellers. The average price per square foot was $806 and homes averaged only 21 days on the market.
