The condo has been nicely updated with newer kitchen with granite counters, stainless appliances, newer cabinetry.  The home has tile floors which we don’t love, but that’s a matter of personal preference. The only real amenity at the Surfrider is the oceanview jacuzzi, but with the beach just steps away…..who really needs more than that?

2023 Year in Review – Redondo Beach Home Sales & Home Prices

Redondo Beach Real Estate Market - 2023 By the Numbers

Historically it was a somewhat slower year for home sales in Redondo Beach with a total of 565 homes selling during the year. The lower number of sales was not due to a lack of demand, but a lack of inventory as there were fewer listings than in years past. We believe much of the slow down was due to higher interest rates, but not for the obvious reason. There were fewer homeowners willing to sell their home in order to upsize, downsize or relocate as that would likely mean a big jump in rate and monthly payments. When you have a current interest rate, as many due, in the 4s, 3s and even the 2%s it’s hard to consider selling and buying at 7%. That said prices were impressive and the number of homes sold still made for a solid year.

The highest priced home sale in south Redondo (not including the Hollywood Riviera that saw the oceanfront home at 417 Paseo De La Playa sell for $17,500,000) was another oceanfront home at 709 Esplanade that sold for $10,825,000 in August…..which happens to be back for sale just months later at $11,900,000.  See the active listing for 709 Esplanade Redondo Beach, CA. The highest priced home that sold in north Redondo was a new construction single family home at 2403 Ralston Lane, Redondo Beach, CA 90278 that sold for $3,950,000 back in September.

The newest oceanfront listing is an oceanfront/beachfront condo in the Sand Castle building located at 615 Esplanade.

The Sand Castle is comprised of two buildings and this unit is in the front/lower building which consists of floors 1-4 (back/upper building is 5-8 so views are often blocked on the 5th floor and somewhat on the 6th)

The unit is on the ground floor on the beach side, so despite no actual opening, it would be pretty easy to head straight to the beach from the unit.

The home has been beautifully customized with a super beach chic design including panelled ceilings, stone fireplace, wood floors, updated kitchen and more.  These units often have a “block wall” look and feel….not this one.  It’s like a luxury hotel feel.

We would say we think it’s priced pretty high, but the neighboring unit sold at the same price about a year ago and we think that this one is nicer.

55 Redondo Beach Homes Sell During December

Average Sales Price of $1,518,488

Take a look at the Redondo Beach homes that sold last month.

It was a slightly busier in terms of in terms of the number of homes sold for Redondo Beach real estate with 55 compared to 48 in November and  51 in October.

The average “list” price was $1,529,175 with the average sold price at $1,518,488.  Both were big numbers

Homes averaged $852 a square foot compared to $944 in November.  Homes took a bit longer to sell and averaged 53 days on market before selling.
