July 2013 Home Sales in The South Bay – By the Numbers

July was a record month in many South Bay cities as we saw a multi year high number of new listings, pending homes sales and closed home sales.  This may be the increase in home inventory that eventually balances the market as opposed to the drastic seller’s market at the moment.

Redondo Beach and South Bay Open Houes

If you feel like a small diversion from the beach, take a look at many of the wonderful homes are currently for sale. There are plenty of open South Bay Open Houseshouses to take a look at this weekend in the cities of Manhattan Beach, Hermosa Beach, Redondo Beach and El Segundo. Click here to see this weeks open houses in the South Bay.  This weeks highest priced home to see is located ocean front in Redondo Beach at 709 Esplanade (a rather interesting home to tour whether in the market or not with pink elephants, living room bar and more) and the least expensive home to tour is at 890 Oliver Street in San Pedro.

We're sorry, but we couldn't find MLS # SB13094629 in our database. This property may be a new listing or possibly taken off the market. Please check back again.

Home Sales On the Rise in the Beach Cities

May 2013 was a big month for both the number of home sales and prices in the cities of Manhattan Beach, Hermosa, Redondo Beach and El Segundo.  Both the number of sales and home prices were on the rise.  The chart below paints a pretty clear picture that the number of homes for sale, as well as pending sales and closed home sales is on the rise.  According to local real estate expert Keith Kyle, “as we see the inventory of new listings rise we should start to see the return of a balanced market.   We had a very unusual turnaround in which we went directly from a buyers market to a sellers market and never really reached an equilibrium.”

Are Foreclosure Opportunities a Thing of the Past?

As a short sale listing expert, I’ve tracked the number of foreclosures, meaning both short sales and bank owned homes (REOs) in the South Bay for the past few years. It wasn’t long ago that each month there would be consistently over 100 short sale homes listed in Torrance alone. That certainly isn’t the case any longer. As of April 10th 2013 only 29 short sales were on the market in the cities of Lawndale, Gardena, Manhattan Beach, Redondo, Hermosa, Palos Verdes, El Segundo, San Pedro and Torrance combined.

The chart above shows the number of active short sale listings, pending escrows and sold homes for each month in the cities mentioned above. The light green bar shows the active listings, dark green shows sold homes with the red line showing the pending or “in escrow” homes.
