Redondo Beach Average Home Price at $1,772,264

Welcome to the Redondo Beach real estate market recap for August 2025. It was a fantastic month for average home prices in Redondo Beach although the number of homes dipped a bit from July. There were 57 home sales in August compared with 67 in July, 54 in June, and 60 in May. The average asking price was $1,794,473 with the average sold price at and extremely impressive $1,772,264 which well up from $1,635,025 in July, $1,661,065 in June and $1,653,000 in May.  The discrepancy between list and sold price does show a bit of a shift towards a more balanced market. The average price per square foot for August home sales was $900. and homes averaged 40 days on the market (DOM) before going into escrow. Of the homes that sold 33 were in north Redondo Beach in the 90278 zip at an $1,602,591 average price.  16 were in south Redondo Beach or 90277 with an average price of $1,847,226 and the rest were home sales in the Hollywood Riviera with a Redondo Beach 90277 mailing address but the homes are actually in the city of Torrance.

Welcome to the Redondo Beach real estate market recap for June 2025.

It was a great month for both home sales and home prices in Redondo Beach but a bit slower than May.  

There were 54 homes that closed escrow in June compared with 60 in May, 68 in April and 58 in March.

The average asking price was $1,654,620 with the average sold price at $1,661,065 which was slightly higher than $1,653,000 in May and well below the unusually high $1,923,206 in April.

The similar list/sale price indicates that most homes sold very close to full price indicating we’re still in a “seller’s market” in Redondo Beach.

The average price per square foot for June home sales was $891. and homes averaged only 28 days on the market (DOM) before going into escrow.

Of the homes that sold 33 were in north Redondo Beach in the 90278 zip at an $1,504,545 average price.  16 were in south Redondo Beach or 90277 with an average price of $1,825,094 and the rest were home sales in the Hollywood Riviera with a Redondo Beach 90277 mailing address but the homes are actually in the city of Torrance.

The top home sale of the month in Redondo Beach didn’t just sell above the list price…..it absolutely blew it away.  This 3 bedroom oceanview townhome (there’s nothing to the west of it other than the street but still can’t call it ocean front) was listed at $3,000,000 and sold, with multiple offers for $3,965,500.  The actual accepted offer was over $4.0M but price was negotiated down in lieu of some repair work.  Unbelievable!!!!

The home offered panoramic ocean views and an updated and upgraded interior.  Some of the highlights included beautiful hardwood floors, picture windows, multiple built in cabinets and shelving as well as the inspired kitchen with high end stainless appliances, butcher block and granite counters and more.

2023 Year in Review – Redondo Beach Home Sales & Home Prices

Redondo Beach Real Estate Market - 2023 By the Numbers

Historically it was a somewhat slower year for home sales in Redondo Beach with a total of 565 homes selling during the year. The lower number of sales was not due to a lack of demand, but a lack of inventory as there were fewer listings than in years past. We believe much of the slow down was due to higher interest rates, but not for the obvious reason. There were fewer homeowners willing to sell their home in order to upsize, downsize or relocate as that would likely mean a big jump in rate and monthly payments. When you have a current interest rate, as many due, in the 4s, 3s and even the 2%s it’s hard to consider selling and buying at 7%. That said prices were impressive and the number of homes sold still made for a solid year.
