Brookside Village, located at the corner of Camino Real and Prospect, is the most affordable way of living in the beach close community of South Redondo Beach.  At the moment there are a number of homes for sale in the complex and may be one of the best ways of getting out of the world of renting and getting into owning a home.  The complex was built around 1970 and features 385 units ranging from one bedrooms to 3 bedrooms.  There are also a number of differences between the various buildings and addresses with some buildings feeling more like condos while others feeling more like townhomes.  In the two story buildings the 2nd floor units offer vaulted ceilings and even though the square footage may be the same they feel much larger.  Contact us for more information on the condos at Brookside Village.

What’s the Difference Between North and South Redondo Beach?

When most buyers come to me they know that they’re interested in Redondo Beach, but don’t know much about the various parts and the differences in the neighborhoods.  While there are a number of different neighborhoods and real estate “areas” the big distinction is between North Redondo and South Redondo.

So what’s the difference?

The physical dividing line between the two is 190th Street and Anita, but in reality the differences are much more than just the separation of the street.  The “feel” of North Redondo and South Redondo are the most significant difference.  North Redondo sits east of Manhattan Beach and Hermosa Beach with no beach to call it’s own, while South Redondo has the prototypical “beach” feel and incorporates the areas of King Harbor, Redondo Beach, the Redondo pier and the beachfront street of the Esplanade.

North-South-Redondo-Beach-MapBoth north Redondo and South Redondo have a variety of housing options ranging from condos to mansions and everything in between, but when people often think of “Redondo Beach” they think of oceanfront and oceanview homes and those are only found in South Redondo.

The tradeoff is home prices and values.  In general, homes in South Redondo are more expensive and more valuable than similar homes in North Redondo, and it’s really all about the proximity to the beach, and the “beach” feel. While condos are a bit rarer in North Redondo, home prices generally start in the mid $500,000 for a smaller condo or townhome up to well over $1,500,000 for a larger home on a larger lot.  Home values can start in the mid $300,000 for a condo in Brookside Village and can reach to over $10,000,000 (which is very rare) for one of the few oceanfront estate style homes on the Esplanade.

Recent Home Sales in South Redondo Beach CA

January saw 20 home sales in South Redondo Beach which is relatively typical of this time of year.  Due to the holidays many homes are either pulled from the market or don’t sell in December, keeping the sales number down.   The lowest priced home sold, a 2 bedroom condo in Brookside Village, sold for $417,000 with the highest sale of the montha 1929 built, but restored and updated, single family home on Avenue A.  To see home sales in other areas of Redondo Beach, other cities, or other months, visit our South Bay home sales information page.  The inventory has gone up slightly and you can view the current homes for sale in South Redondo Beach on our updated MLS and current listings page.

This Weeks Least Expensive Home in Redondo – Condo in Brookside Village

 As is often the case, the least expensive home in Redondo Beach** (not including 55 and older buildings) is a condo in Brookside Village in South Redondo Beach.  Brookside Village is a planned community comprised of 385 condominium units in 32 buildings in a park like setting and located just a short distance to the beach. The complex offers 2 pools, 3 Jacuzzis, 2 saunas, 2 tennis courts, a clubhouse, and a gym.   All of the addresses are on either Prospect or Camino Real.

Currently the least expensive home is located at 605 Prospect #106.  It is a lower level 1 bedroom/1 bath with just about 670 square feet.  **Please note that this post was written in 2014)

What’s the difference between North and South Redondo Beach?

Redondo Beach is a wonderful city in the South Bay offering housing options forRedondo Beach map just about every buyer.  The city is a rather odd shape and is squeezed in between Manhattan Beach, Hermosa Beach, Lawndale, Hawthorne and Torrance.   Unlike some of it’s neighbors the zoning in Redondo Beach has allowed for far more styles and types of homes ranging from large condo complexes, retirement communities, 2 on a lot and 3 on a lot townhomes, and single family homes.

From a real estate standpoint the city of Redondo Beach is broken into two distinct areas…..North Redondo and South Redondo.  Each has a very different feel and a fairly different price range. The general dividing line is generally at 190th Street.

So what’s the difference?

The primary difference is the location and the “feel” the areas have due to that location.

North Redondo is landlocked between Manhattan Beach, Hermosa Beach, Hawthorne, Lawndale and Torrance.  The area , with the zip code of 90278, has some great housing options that are generally priced lower than South Redondo beach but none of the neighborhoods have much of a coastal feel and none of the areas offer any type of ocean views.  One of the most prevalent types of homes in North Redondo are townhomes but may not be what many think of when they think of endless rows of identical homes.  The main types of townhomes in Redondo are known as 2 on a lot and 3 on a lot townhomes.  The entire “complex” consists of 2 or 3 units and many, especially when detached, feel like single family homes. Some of the more notable neighborhoods are the Golden Hills which lies just east of Hermosa and offers primarily single family homes with square footage around 1800 feet. The other area consisting of primarily single family homes in on the eastern border and known as the TRW tract.  Throughout North Redondo there is a mix of types and styles and prices generally range from the low $500Ks to over $1,000,000.   Visit the North Redondo listings page to see the current homes for sale in this part of Redondo Beach.

South Redondo sits on some pristine coastline and has a much “beachier” feel.  Due to zoning this part of town has some very large condo complexes, especially along the water.  South Redondo with the zip code of 90277, offers numerous two on a lot townhomes (3 on a lot townhomes are more rare in this part of town), condo complexes and single family homes.  Some of the more well known buildings are the Seascape condos near King Harbor, the various oceanfront buildings of the Esplanade, The Village, and Brookside Village.  Prices range dramatically due to the factors of proximity to the beach and the ocean views but is consistently higher priced than North Redondo.  In addition to the beach, this part of town offers an abundance of activities and sites from King Harbor and the Redondo Pier, to Riviera Village, Seaside Lagoon, Wilderness Park and more.  The schools are great in both areas.
