While this was one of the nicest homes we had ever seen in the Golden Hills of Redondo Beach, this was still a huge number for a “tall and skinny” in this part of north Redondo.  Listed at $2,150,000 and closiing at $2,225,000, 1713 Haynes Lane was a 2019 Amiri built single family home with an impressive 2,400+ square feet on three levels.  The home had an incredible coastal look an feel with white cabinetry, light oak floors, an open layout and more.  We loved the house but this price definitely sets the new standard for homes in the Golden Hills of Redondo Beach.

2021 Redondo Beach Home Sales – Year End Real Estate Recap

What a year it was for the real estate market in Redondo Beach.  There wereesplanade condos 1015 on MLS home sales and closed escrows during the year.  The average “list” price was $1,348,000 and the average “sold” price was an impressive $1,388,000 meaning homes generally sold WAY over the asking price.  Average price per foot is $767 and the average days on market was a brief 20 before going into pending status.

What a crazy year it was for home sales and home prices in the neigbhorood of the Golden Hills in north Redondo Beach. This small pocket of primarily single family homes is always an interesting area to watch but prices skyrocketed in 2021.

There were 111 on MLS home and townhome sales during the year. The average “asking” price was $1,359,217 with the average “sold” price was $1,426,916 meaning homes generally sold WAY over the list price indicating a market very favorable to home sellers. The average price per square foot was $806 and homes averaged only 21 days on the market.

Slow Going in the Golden Hills

The Golden Hills is the neighborhood in North Redondo Beach closest to the water.  It sits just east of Hermosa Beach and offers primarily single family homes.  These homes are often referred to as “tall and skinny” given the 25×100 foot lots making the homes…..skinny.  What’s nice is that you can often get a single family home with decent square footage at a townhome price.  Unfortunately there’s just not much on the market so at the moment there’s not much to choose from.  Want an even easier way of keeping current with active listings?

Suddenly an Abundance of Homes for Sale in the Golden Hills

It’s not yet clear whether the increase in the number of homes for sale in the Golden Hills is due in larger part to timing (spring is often when we start seeing an increase in the number of homes that come on the market) or due to the slowdown that the covid impacts are having, but in the past month we’ve seen the number of active listings go from 2 up to the current 7 homes for sale.  It may also be due, in part, to the pricing as a few of the recent listings are really trying to break some records in terms of list and sales price.  The Golden Hills is somewhat unique for Redondo Beach as the neibhrohood is comprised of almost exclusively single family homes without the abundance of townhomes and condos seen throughout most of North Redondo.
