Two on a lot generally means that the homes share a driveway and are either completely detached or only share garage and deck walls with no living spaces connected. They often have the feel of a single family home, but at much more affordable prices. 3 on a lot townhomes generally have a front, middle, and rear unit and share walls with neighbors. Although they do not quite feel like single family homes, they are even more affordable and for many the fact that they can buy a townhome for much lower, and get a newer home with far more square footage over a single family home is certainly a compromise that they are willing to make.

With inventory remaining low throughout most of the South Bay, the volume of sales continued to be lower than normal, but certainly not due to a lack of demand. Is $1.0M the New Price Point For New Construction Townhomes?

With prices rising rapidly in North Redondo Beach, the bar has now apparently been set for new construction 2 on a lot townhomes.  With the recent sales of all 4 units at 2016 and 2018 Gates, all priced at $999,000 the pricing for new construction 4 bedroom townhomes appears to be something unheard of in the past for this neighborhood.  The homes are certainly well done with high end finishes, square footage between 2400 and 2500 square feet, and each having small yards but the general consensus is that hitting the $1.0M price is a very big number for North Redondo townhomes.  Known in the area as “2 on a lot” townhomes they feel more like single family homes than townhomes.  They are completely detached, have direct garage access and private yards.   The property is shared among the 2 owners that comprise of the HOA.  In most cases the agreement between owners is pretty informal and often only insurance and landscaping are shared costs.  Contact us for information on these wonderful alternatives to single family homes or fill in our free listing update form to receive new listings daily.  See below for all of the 2013/14 sales of these 2 on a lot new construction townhomes.

Rare Oceanview 2 Bedrooms in The Village in South Redondo Beach

It’s not often that a 2 bedroom condo comes along in The Village in Redondo Beach.  Located just behind the Redondo Beach pier, the Village condos are located in the 600 – 660 The Village buildings (they are actually on Catalina but we’ll save that explanation for another day.)  The units with big views offer true vacation living with dazzling sunsets, views of the boats coming in and out of King Harbor and the sounds of waves hitting the shore.

The reason that it’s so rare to see two bedroom condos is that they are only located on the fronts of each building.  In addition to the fact that there are just so few of them, they are even more rare on the market as many buyers keep them as rental units once they outgrow the condo or just decided condo living isn’t for them.

Since 2010 there have only been 3 of these rare units available which is what makes it pretty astounding to see two units currently for sale at the same time.   This is even more unbelievable given the lack of home inventory throughout both Redondo Beach and the South Bay.  The first condo is located at 630 The Village #116 and is priced at $579,000.  The second unit with larger views and more updates is located at 610 The Village #116 and priced at $699,000.  Both units were built in 1974 and have 938 square feet, 2 pools, fitness center and direct access to walk to the pier and beach.  Ahh….vacation living is good.
