August Home Sales Show Big Numbers in the South Bay

The South Bay saw big numbers in August 2013 with impressive increases in both median home price and the number of sales in many of the local communities. Hermosa Beach posted some of the most impressive numbers with 30 closed sales in this small beach community and a median home price of over $1.2M. “This is a big number but it’s especially impressive as it’s a 40% increase over median home prices in Hermosa Beach in August of 2012″ according to Hermosa Beach realtor Keith Kyle. South Bay Schools Impress Again in 2012

South Bay schools do it again with outstanding API scores for 2012

Many of the area schools that have seen impressive test scores the past few Redondo Union High School years continued that trend with some other local schools improving significantly. Redondo Beach, Manhattan Beach, Hermosa Beach and Palos Verdes schools continued their award winning performances. Redondo Beach Unified saw every elementary school exceed 900 scores for the first time with big improvements at Beryl Heights, Birney and Madison. Only Jefferson dropped slightly but had been the top performer for several years.

The top elementary schools in Manhattan Beach were Grandview Elementary and Robinson Elementary each with incredible scores of 970.

Torrance saw 8 elementary schools exceed the 900 mark. The scores really do indicate just how strong our local systems are with great teachers and parent participation. Congrats to all of the schools and students.

South Bay Home Listings On the Rise….As Well as Pending Sales and Sold Homes

First the good news for buyers. The number of new listings has continued to increase for the past several months with monthly increases since January (March was an exception). Unfortunately that hasn’t meant finding a home is any easier as the increase in listings has also seen a significant increase in home sales and pending escrows. According to Keith Kyle, Realtor with South Bay Brokers in Manhattan Beach, “the increased number of listings is a good sign, but it hasn’t alleviated much of the pent up demand.

Home Sales On the Rise in the Beach Cities

May 2013 was a big month for both the number of home sales and prices in the cities of Manhattan Beach, Hermosa, Redondo Beach and El Segundo. Both the number of sales and home prices were on the rise. The chart below paints a pretty clear picture that the number of homes for sale, as well as pending sales and closed home sales is on the rise. According to local real estate expert Keith Kyle, “as we see the inventory of new listings rise we should start to see the return of a balanced market. We had a very unusual turnaround in which we went directly from a buyers market to a sellers market and never really reached an equilibrium.”
