63 Home Sales at an Average Price of $1,637,669
Take a look at the Redondo Beach homes that sold last month.
It was a great month in terms of the number of homes sold for Redondo Beach real estate with 63 home sales in June compared with 51 in July.
Prices were phenomenal! The average “list” price was $1,645,231 with the average sold price at $1,663,216 meaning that once again homes generally sold above the list price.
So much for interest rates slowing the market. The median sales price for the month was $1,365,000
Homes averaged $901 a square foot. Homes that sold averaged a very brief 27 days on market before going into pending status.
The top sale of the month was an oceanfront home on the Esplanade. 709 Esplanade closed at $10,825,000. In June it was 801 Esplanade in South Redondo Beach that closed for $5,650,000.

Hollywood Riviera Home Sales in August
6 closed Closed Escrows at $2.6M average
While the number of homes sold in the Hollywood Riviera dropped slightly in August, the prices most definitely did the opposite thanks in large part to a oceanfront home on Paseo De La Playa that sold at $8,000,000.
The average “asking” price of the homes that sold was a VERY impressive $2,500,625 with the average sold price even more impressive at $2,596,725 which was DRAMATICALLY higher than the $1,972,000 in July, $1,857,355 in June and $1,780,138 in May.
Homes that sold average $1205 per square foot compared with $960 in July. The average days on market was a borderline ridiculous 15 days before going into escrow.

The home offers some ocean views and features 2 bedrooms, 2 baths and over 1,300 square feet.
The condo itself is pretty dated but given that the last 2 sales had no views and were priced at $1,000,000 and $1,250,000 we think this one will probably sell pretty quickly.
Although built in 1962 the complex itself is great. The location on the bluff is tough to beat and even for units with no views it’s about 20 seconds to the edge of the bluff and stunning views, smells and sounds. The complex has a very nice pool and clubhouse areas and plenty of open space.
HOA dues have gone up considerably in the past few years but that’s unfortunately the norm these days and it’s rare to find a complex where dues haven’t been on the rise.

Although it’s on the east side (not the ocean side) of Paseo De La Playa it sits right at the base so it offers some big views down the coastline and of the ocean. 414 Paseo De La Playa is definitely worth a look. We love the location and love the views.
Listed by John Briscoe of Re/Max Estate Properties this is a single level home built in 1955 and pretty much looking like a house built in 1955….but oh does it have potential to be something.
Although it’s clean and appears to be fairly well maintained, the home is definitely either a big remodel project or the site of future new construction.
