Redondo Beach real estate and homes for sale
Take a look at the real estate market in Redondo Beach last month. Here’s a quick recap of the key numbers:
What a week it’s been on the oceanfront and beachfront home market in Redondo. Just days ago 809 Esplanade hit the market. This was a land sale with a charming but small and dated bungalow built in 1930 listed at $6,500,000.
This was a rarity as there are only a few single family homes on the Esplanade in Redondo and now there’s another in the same week.
The location is the only similarity…..as they couldn’t be much more different.
While 809 is a tear down beach bungalow…..709 Esplanade is huge, remodeled and has an incredible look and feel.
709 Esplanade is one of the largest homes ever built in the Beach Cities at almost 9,000 square feet. Ironically enough we featured this house years ago (not necessarily in a good way) when it sold in 2015. The home was on the market for almost 3 years and was originally priced in 2012 at $10,000,000 and ended up selling for $6,350,000 in 2015. What was so unusual about the home was that everything on the inside was pink. Pink marble flooring, pink tile, pink sculptures…..it was odd.
The home has now been EXTENSIVELY remodeled with an entirely different look and feel.

It was a much busier month for Redondo Beach real estate with 43 home sales especially compared with the 40 in March and the record low 21 sales in January.
The average “list” price was $1,589,138 with the average sold price at $1,589,782 which was considerably higher than the average price in March which was $1,423,964.
Homes averaged $857 a square foot and averaged 40 days on market before going into pending status.

As there are only a handful of ocean front single family homes built on the Esplanade, this is a unique opportunity to build your dream home.

809 Esplanade is the first (or last depending on whether you’re going nort or south) home before the Esplanade becomes undeveloped open space so so the current home, and any future construction, would have unblocked and unblockable views in multiple directions.
At $6,500,000 the likelihood of the current house remaining is about 0% as this is pretty much a lot/location sale for sure. The location simply can’t be replicated.
The home last sold for $3,300,000 back in 2009.

Take a look below at how the real estate market in Redondo Beach for the first 3 months of 2023 compared with the first quarter of 2022. It’s been a much slower start to the year thus far with only 97 sold homes in Q1 compared with 150 during the same months in 2022. There have been 132 homes that have gone into escrow compared with 189 last year. The number of active Redondo Beach homes for sale changes daily but as of the end of March it was at 60 which is up so the slower market can’t all be attributed to the lack of inventory.
