Hollywood Riviera home sales in September

6 home sales at $3,447,930 average home price

September was a slower month for the number of homes that sold but an amazing month for the average home price.  

September saw 6 homes close escrow compared to 11 sold homes in August.   The average listing price was $3,491,000 and the average sold price was a HUGE $3,447,930. 

That average price was extremely skewed, however, given the low number of home sales and the fact that one was an oceanfront home on 631 Paseo De La Playa that closed at $9,700,000.

The average price per foot was $1228 and the average days on market for the homes that sold was 65 days before going into escrow.

8 closed sales at $2,274,143 average price

November 2023 was a pretty typical month for home sales in the Hollywood Riviera.

The median “list” price was $2,279,571 with the average sold price at $2,274,143 which was considerably higher than the October average price of $1,959,556.

The median price per foot was $958 and median days on market a very short 22.

The top sale of the month was a extensively remodeled ocean view home at 456 Camino De Encanto, Redondo Beach, CA 90277 which closed at $3,870,000.

Although it’s on the east side (not the ocean side) of Paseo De La Playa it sits right at the base so it offers some big views down the coastline and of the ocean.  414 Paseo De La Playa is definitely worth a look.   We love the location and love the views.

Listed by John Briscoe of Re/Max Estate Properties this is a single level home built in 1955 and pretty much looking like a house built in 1955….but oh does it have potential to be something. 

Although it’s clean and appears to be fairly well maintained, the home is definitely either a big remodel project or the site of future new construction.

Homes, townhomes and condos that sold in Hollywood Riviera during February 2022

February 2022 was another very slow month in terms of the number of homes closing escrow in the Hollywood Riviera.  There were a grand total of 4 closed sales compared which was certainly an improvement over January with only 1 sold home.  By comparison January 2021 had 11 home sales and February 2021 had 7.

The average “asking” price was $1,647,000 with the average sold price at an astounding $1,933,750 meaning that, in general, homes sold dramatically higher than the list price. The average price per foot was $1053..

434 Calle Miramar the ONLY Hollywood Riviera Home to Sell in January

While the overall real estate market in Redondo Beach was pretty slow in January, the market in the Hollywood Riviera came to an almost complete stop.    There was only one property that closed escrow in the Hollywood Riviera during the entire month.

The only closed sale was a 2 bedroom townhome at 434 Calle Miramar in the Village Palos Verdes complex.  The location of this complex is great as it’s just blocks to the ocean and beach but does get a bit of road noise.  This 2 bedroom unit is the smallest layout with a bit under 1,400 square feet.  Some units have great ocean views but unfortunately 434 Calle Mirarmar didn’t offer any ocean views but certainly enjoys the beach breezes and weather.
